What is Affordable Housing? Social Rented, Affordable Rented, Intermediate housing Eligible households whose needs not met by market Eligibility determined by local incomes / house prices Provision to remain affordable for future eligible households Reference: National Planning Policy Framework

What is a Rural Exception Site? Within the village envelope so residents are able to use the services Has the support of the community Meets evidenced local need (HNS) Homes remain in local occupancy in perpetuity for local need Development should be appropriate to the size of the village. Uses land otherwise unavailable for development Land priced below market values.

What is a Housing Needs Assessment? Follows locality guidance Uses freely available data, including Strategic Housing Market Assessment (SHMA) Demographic projections Tool for neighbourhood planning ? Rural Exception sites

What is a Housing Needs Survey Looks at a geographical area, usually a Parish Usually survey is conducted on behalf of a PC and a Housing Association Secondary data provides background Paper or online self-assessment of housing need – looks at eligibility and income Looks at housing mix required for affordable housing and preferred tenure types. What Planners expect to see for rural exception sites?
