Is person employed?…On a pension/benefits?, then a Centrepay Direct Authorization is required. Credit Guidelines – Are they a good payer? Check TICA. Within reason, request 4 weeks advance rental payment. Do NOT take on bad credit risks! Any automated direct debit, such as Rental Rewards is preferred.

1. Youve done the credit check on TICA … mentioned the $50 refundable key deposit…. settled on the size and started filling out the AGREEMENT. Booking in Full details must recorded on the Agreement; signed & witnessed & copy to Tenant. The Agreement was designed by the Storage Associations barrister to protect us and the Tenant. Only the POLICE and you can forcibly access the unit!

Booking in You've marked the unit on the customers copy of the Facility Plan so they can find it easily, asked about insurance cover and mentioned fitting an extra lock. Youve taken a copy of the licence, issued the keys, and checked its the right unit.

Booking in Youll need to take up all details on computer…,receipt the payments and file the agreement form and COPY OF DRIVERS LICENCE.

Booking Out PR is important..but so is checking all rent is paid and all keys are returned. Youll need to change computer records; enter the unit on the Caretakers Cleaning Record and put the keys in his bag. Do change the key rack, so we always accurately know what units are ready for occupancy.

Miscellaneous - Filing Current Agreement Forms and completed Agreement forms, copies of licences; any notices; photographs of goods etc. should be filed in Unit number order, in case of legal action. FULL DETAIL is required of Tenants & ALTERNATIVE CONTACTS on agreement forms as tenants can be very hard to find after they've left town.

Miscellaneous - Public Liability claims ( e.g.. people tripping over at facility): We hope to never have one, touch wood, but this is the advised procedure:- 1.Advise the person to see a doctor. 2.Contact me. 3.Take photographs where applicable 4.Make notes of any details in a diary 5.Obtain written statements if possible from all witnesses & persons nearby especially if they saw nothing unusual. 6.Check with the persons employer – did they turn up for work?

Miscellaneous – Enquires by would-be competitors You may get suspicious requests for confidential information on total units and number vacant to see if there is unmet demand. Typically: "I'll need a unit in a few weeks time, do I need to book?" Use your discretion as they could be a genuine customer, but if you are suspicious, a good response is "No, just turn up on the day and take your pick - there are heaps to choose from"

Main Points Only RESERVE units upto 1 no charge. Check customers CREDIT WORTHINESS. Complete all details on AGREEMENT FORM. Take a photocopy of their LICENCE. Change PINBOARD (if used) FILE agreements & documents in unit number order.
