Okavango Delta Lodge
Okavango Delta Lodge 1580 hectares (in the process of increasing land with approximately 15000 ha and also in the process of obtaining traversing rights on neighbouring concession (Okavango Delta area). There is one lodge built under a massive Leadwood tree and this old giant provides the shade on the veranda, as well as housing for Buffalo weavers, Red headed weavers and Blue waxbills. The second Lodge is still in a construction phase. This Lodge is rated A Three Star by the BTO (Botswana Tourism Organisation) and all permits etc required for commercial tourism are in place through the Department of Environmental Affairs and Botswana Tourism.
The lodge sleeps four persons and guests have the exclusive use of the lodge. The lodge is Eco-friendly and the wooden structure with canvas walls and thatched roof blends in with nature. Hot water and electricity are provided by solar energy there is a fully functional solar power plant (no generator). The large elevated deck overlooks a permanent waterhole that is a regular drinking spot for birds, elephants and other wildlife. The two spacious bedrooms each have an en-suite bathroom that is open to the bush. Central is the large lounge/dining area with a well-equipped kitchen.
Water There are 4 water-well points for water in the Thaoge River. These water rights were obtained through the Dept. of Water Affairs. All the water-wells are functioning and is equipped. A total of 7500 meters of 75mm high pressure piping for water delivery to two lodges both with own waterhole - it delivers 3,6 cubes per hour all day every day through winter.
Game Between the bushes, or sometimes even right at your doorstep, groups of animals can be found grazing peacefully in the surrounding area. This area was historically part of the Okavango Delta itself (old water channels still visible). There are plenty of grass and trees like Camel Thorn, Leadwood, Rain Tree, Candle Pod Acacia, Sandveld Acacia, and a few Baobabs etc.
Game All game are free roaming as there are no fences. The owners have seen twenty seven mammal species. Elephant is very common (in winter up to seventy at a time at lodge water hole). Leopard, Wild dog, Jackal black backed Lion (not often seen but often heard and spoor everywhere - two kills at the lodge last year). Ratel and Hyena spotted, Aardvark, and Kudu, Steenbok and Impala, Zebra and Gemsbok (only seen one) Etc. Bird life is abundant
Situation This jewel borders the Southern Buffalo fence at the Okavango Delta - in a North Western direction of Maun - the international tourist hot spot....yet this property is located a 30 min drive off the main track deep in the heart of the bush where nature is your only companion. Price: The price structure is as follows - 50% Share in the Company - US$ 1.5mill (excl. VAT should it be payable) 100% Share in the Company - US$ 2.2mill (excl. VAT should it be payable)
NOTE: The current owners would prefer to sell only 50% and stay on as partners. However, if an investor wants the whole lodge, then the Sellers will sell 100% of the shares. This is a Botswana Leasehold Property from which 43 years remains (50 year lease term with the first option to renew for the next 50 years) The Lease cost is P1100.00 (One Thousand One Hundred Botswana Pula) per year. Please note that the Selling Price as above is for the 1580ha with Lodge and equipment and NOT the 15 000 hectares which is currently being negotiated on. Should the investor also want to purchase the 15 000 hectares in the near future, then they will have to negotiate that with the current Sellers.
