Condition of Approval #23 for Pressurized Water System 23. Prior to construction, a pressurized community water system for fire protection is required. Bonding may be allowed with the approval of the County Fire Chief. Average required hydrant spacing is 800 feet, hydrant size 6 inches, and residual fire flow of 1,000 GPM. Fire hydrant identification, road reflectors or post reflectors acceptable to the County Fire Chief shall be installed or bonded, prior to Parcel or Final map recordation. Submit plans to the Fire Department for review and approval prior to construction.

Distance between water main and hydrant is about 1300’. Estimated cost of public water system improvements is estimated at $165,000. Private pressurized water system is estimated to cost more than connection to public system. Applicant could pay into fire hydrant fund; $1.72/linear foot of parcel frontage.
September 22, 2016 Planning Commission Action Approved Tentative Subdivision Map TSM16- 0001 for Kevin Thomas to divide 6.29 acres into four parcels and a designated remainder, not less than one acre in size in the VLDR-1.0 zone subject to conditions including Condition of Approval No 23 (COA No. 23) requiring provision of a pressurized water system.
Recommendation: Adopt the resolution granting the appeal of Condition of Approval No. 23 requiring provision of a pressurized water system and replacing it with a condition requiring payment into a dedicated fund for water hydrants in DID at a cost of $1.72 per linear foot of parcel frontage.
