REPOPULATING DOWNTOWN LUBBOCK PROJECT PROPOSAL 2.0 REPOPULATING DOWNTOWN LUBBOCK After research and discussion with Prof. Torres-MacDonald, I have chosen to redefine my “mission.” Previously, I had chosen to investigate the redevelopment of the entire region of south downtown. However, a successful development proposal should focus more on the catalyst, rather than an impractical master plan. The catalyst, focused on two transportation and destination corridors in the south downtown area, will be comprised of elements that I have found necessary for a successful development “unit” to be successful.

The two corridors I have identified are East-West 15th Street, and North-South Texas Avenue. Here, I have identified existing building types and reuse projects, and have evaluated the potential for each to service my revitalization proposal. Where the two thoroughfares intersect, we find the greatest potential for dense, mixed-use, urban development. As you move away from this intersection, the two street take on a more distinctive character. In my proposal, 15th St will favor residential and park spaces, while Texas Ave will maintain its knack for commercial and entertainment destinations. SITE REFOCUSED

SITE REFOCUSED COMMENTS FOR SLIDE 2 15th street will be a good area of focus for commercial development – you are correct. Identify all existing businesses - current use – and be specific. Then along Texas. From this point you need to specifically define the area you will address. Consider how one approaches it and how we know when we have arrived. This doesn’t mean it needs to be a gateway, only that it needs to express a ‘change’ in character – density, etc… SITE REFOCUSED

The intent of this design is to function as a catalyst for the redevelopment of downtown. Rather than proposing an exhaustive master plan, I have chosen to create a “model” for development that focuses on the notion of the corridor. This model allows for future developments to instinctively respond to an already successful development. CATALYST

CATALYST COMMENTS FOR SLIDE 4 Yes, I agree, but remember…you are developing a model which may have alternate options – think in terms of a ‘pattern language’. Do you know Christopher Alexander’s book? The Pattern Language? It would be nice to look at this. You will isolate elements and conditions and provide potential responses to these. In this regard, your contribution extends even beyond this specific district and enables one to use this as the model for potential urban development for a city of this size.
