Phase 1: interview and initial discussion Often a client will interview with a couple of architects Allows homeowner and architect to figure out if they are a good fit Typically architects have a portfolio of past projects to review

Phase 2: information gathering and documentation Discuss homeowner goals, needs and requirements Architects visit site, review existing conditions and take measurements Create set of as-built plans - copy is given to homeowner for their records As-built plans: simple floor plans and exterior elevations – a minimal set showing what currently exists on site A surveyor is contacted and scheduled to produce a site survey
Phase 2: information gathering and documentation The architects visit the city/county building department to review records: As-built drawings of existing home; previous surveys; public records Architects gather information from state and city agencies regarding specific land use and building code requirements Architects create a work plan to outline what will be done and by when
Phase 3: Schematic Design Architects take information gathered from client and from field surveys to create several design options for clients to consider Generally present options in the form of sketches Attach a rough cost estimate to each option to aide client in selecting a design that meets both aesthetic preferences and budget requirements Sequence of how you approach the house and move through it is explored Client will have the opportunity to request modifications to make to the design

Phase 4: Design Development Take schematic design client selected and any requested modifications, and revise it Update cost estimate provided during the previous phase to reflect changes made to initial design Strive to provide accurate estimates throughout early stages of design Phase may require additional give and take while finalizing details of the design before moving to next phase
Phase 5: Construction Documents Settled on a final design and will begin preparing drawings, notes, and technical specifications necessary for bidding, construction, and permit application Contractors use detailed drawings and specifications to prepare for the next phase in the architectural design process This is the phase that many people think of when they picture the work of an architect – the creation of plans
Phase 6: Bidding Architects will aid client in developing a list of qualified contractors for a bid list and submit bid packages to bidders They also review submitted bids, provide analysis, and help compare the cost figures received from bidders This phase will ensure the contractors clients are considering for construction project are reading the blueprints correctly and are providing an accurate bid for the project
Phase 7: Construction Administration Once client has selected a contractor and construction is under way the final phase begins Architects will administer the construction process to assure conformance with design intent, visit the site during construction, and address any field conditions as they arise
