Kenilworth – Amberleigh Homeowners Special Assessment Meeting “A jewel of a neighborhood in South Charlotte” March 9, 2017

Agenda Call to order – Establish Quorum Board President opening comments Community Improvements Recommendation Vote on Special Assessment Closing Comments

Our Focus All board decisions are guided by three principles: Maintain and Improve Safety Property Values Quality of Life

Community Safety Installed three new street lights in community Developed proposal for three way stop sign and monitored installation at corner of Donnington and Wayland Door to door campaign to gather petition for speed limit reduction Addressed speed and street parking issue that was a concern for safety Submitted request to replace non reflective street signs Note: Any and all complaints should be directed strictly to Braesael

Community Improvements Recommendation Methodical Approach to address signs of aging Focus of this Special Assessment: Electrical issues at entrances – do not work and not up to code Lighting does not work at both entrances Irrigation ineffective

Community Improvements Recommendation Costs Reviewed three contract proposals Commonality between contractor opinions on what needs to be done Limited window of time to act prior to summer How do we want our community to be viewed? Projected ONE TIME cost = $8,900 ; equates to $55 per house If Special Assessment passes, funds must be collected by April 15 to beging work on schedule Any remaining funds post project will be moved to HOA Reserves in case of future emergencies

Special Assessment Vote All proxy votes were sent to HOA Management Company Members can change proxy if attending annual meeting in person Only one proxy per household
