Ice Dams… What are they? Occur typically with heavy snowfall when warm air in the attic causes the roof towards the peak to melt the snow The water running down the roof refreezes when it reaches the colder roof edge, forming a mound of ice. The ice traps meltwater, which can seep back up under the shingles and drip through the roof into your house, causing wet and stained ceilings and walls, and peeling paint and rot.

Ice Dams… What to look for Exterior Large drifts of snow built up over the eaves or roof edge Excessive icicles forming along roof edge Thick ridges of solid ice that build up along roof edge Sagging gutter pulling away from fascia or broken damaged gutters due to excessive weight

Ice Dams… What to look for cont. Interior Ice dam rust spots on drywall fasteners Peeling paint Sagging drywall Stains around windows and doors Mold forming in attic from wet and soggy insulation. Mold can also be found on the interior paint in severe cases

Cause of Ice Dams Ice dams result from the escape of heat into the attic or roof space The heat builds up and eventually melts the snow running down to the cold edge of the roof Factors such as ventilation, insulation, solar orientation, tree coverage, home architecture, snow cover, owner lifestyle and weather conditions all interact to determine the occurrence of ice dams Top two culprits are ventilation (want attic temp to always match exterior with appropriate air flow) and insulation (to prevent heat loss from inside the home escaping into the attic space)

Possible solutions Ventilate the Eaves and Ridge Cap the Hatch Add insulation Fall gutter cleanings
