60 Marlborough Street South The existing Manufacturing 20 (MFR20) Zoning does not allow for reconstruction of residential uses. The longstanding land use history of the area has included a mixture of residential land uses. In this case, the applicant wishes to change the zoning of the property, to facilitate construction of a new single family residential dwelling on the property. Subject lot was the site of a 4 plex for several decades, prior to 1979, up until its demolition in 2011. The first housing was established in this area circa 1880’s and represented the residences of workers at the Cotton and Dundas Mill complexes, for example.

60 Marlborough Street South There are a number of residential dwelling units in the particular block and the Planning Division has considered changing the zoning on the majority of the block to reflect such residential land use. The applicants are aware that the Manufacturing zoning was an historic zoning that is no longer applicable given the Official Plan Designation - Business District (BD).

60 Marlborough Street South Planning has reviewed the application and recognizes that a comprehensive zoning review of the block may be appropriate. 400 foot mail out was completed, together with newspaper advertisement and no objections were received. One neighbour to the north did call expressing interest in this proposal.
