Greensboro Housing Hub A central location that creates synergy and collaboration between affordable housing related agencies serving Guilford County residents.

A bold idea was born out of a simple space need. Habitat team was looking for new warehouse space with one of our partner organizations, Community Housing Solutions. Frequently the best space was office space and the team began to dream…

Housing Hub Partners Partnership Homes Tiny Houses Greensboro

WHY is this needed? There is a critical need for affordable housing in Greensboro as demand has far outpaced the supply of decent affordable housing. Consider these numbers: 55% of Greensboro households are low-income. Over 35,000 low-income families pay more than 30% of their income for housing. Fair market rent in Greensboro for a two-bedroom apartment is over $710. $14.68: Hourly wage needed to afford two-bedroom apartment at fair market.   Inspired by the success of other local collaborative projects including Family Justice Center and the Interactive Resource Center, The Greensboro Housing Hub will be a one-stop location for housing services. The goal of the Housing Hub is to increase the collective capacity beyond the 6,000 low-income people currently served with housing, education and job training services.

Triton Building 1031 Summit Avenue 28,214 sf building with training room, board room, kitchens and breakrooms. It has 113 parking spaces and a bus stop in front of the building.

How to fund Local community foundation was immediately on board and could see the potential for the City and a model for other communities Political leadership - Visited with Mayor and each council member, as well as, senior staff in the City to look in to governmental sources for funding. Visited with County Commissioners Leadership to inform. Tried to focus on funders not presently engaged with Habitat or the other partner organizations.

Timeline Preliminary conversations began in fall of 2015. In early 2016, began to discuss concept with community partners and local university housing expert. Spring 2016, Habitat took leadership role and began recruiting partners. May 2016, began regular monthly partner meetings, discussed potential building available. June 2016, met with Community Foundation CEO August 2016, received cost estimates on first potential building and decided to continue search October 2016, began lease negotiations - signed lease August 2017 November 2016 hired space planner March 2017, signed MOU with partners April 2017, fundraising began. Private foundations, individuals and City Funds on agenda. June 2017 City Council approved matching funding through CDBG July 2017 Boards unanimously approve signing the lease August 2017 Staff tour September 2017 demolition and rebuild began December 2017 – occupancy January 2018 – Grand Opening Celebration

EF2 Tornado with winds up to 135mph There were 1,007 structures impacted by the tornado. 37 were destroyed 162 with major damage 312 with minor damage 484 were affected with minimal damage or debris clean up. 3 schools were closed for year 43,000 people lost power The most amazing blessing from the storm is that only 1 person died and their were only 14 people injured by the tornado. Definitions of “destroyed” is off foundation and/or 2 or more walls knocked down; “major damage” defined as missing roof or less than 2 walls destroyed; and “minor damage” is roofing repairs, siding, outside rails, gutters, inside water damage.
