The architecture of this building has been developed from an existing building on to which have been added three floors. The skin of the old façade is now up to an impressive façade in white stone of Marbella. The large Bay Windows and terraces with a blue stone, provide both a spectacular and timeless look. The Cond’Or Residence has 78 modern and luxuriously finished apartments. The apartments are designed to integrate the technologies of tomorrow and they have devices of first quality and low energy consumption.

The parquet flooring, the finishes in natural stone and the many living spaces make this residencies places where it is pleasant to stay. All this was never as functional and luxurious as it is today. Living in this residence is living according to the «luxury» lifestyle. Since nearly 20 years, BATILOOK realizes all plasterboard works: installation of ceilings and walls, but also electricity, finishing of attics, paintings, windows, floors,... A group of ten professionals allows them to perform as well in houses or apartments as in office buildings.

From the beginning, Gyproc was involved in this project by Venac, the Acoustical Engineer (August 2013). Thanks to an earlier project (La Bonneterie), the Acoustical Office prescribed the SoundBloc system, reinforced with Rigidur boards to improve the impact resistance. Where it was required (wet rooms), the outer layer was replaced by a Gyproc WR board or Gyproc DuraGyp board (depending on the level of acoustics required).

Some of the partitions are curved Some of the partitions are curved. All the boards (SoundBloc and Rigidur) for this kind of partitions, were installed horizontally to realize a fluent curve. Because the radius was 25 m or more, the boards didn’t need any treatment. These curved walls were finished F3 (Q4) to obtain a smooth surface.

The external terraces are roofed with a Glasroc H ceiling.

Key challenges The Cond’Or apartments are among the most expensive apartments in Brussels on one of the most desired locations. Therefore, one of the biggest challenges was to finish the work in a short time (9 months – about 80.000 m² of boards) at such a high level. Every partner in this project (architect, acoustical engineer and building owner) wanted the highest level of performance or finishing. The SoundBloc system is a very performant system on acoustics but it needs special attention when it’s being installed. The smallest mistake would result in a bad sound insulation. Concentrating attention, day after day, on details during the whole process, demanded a special effort and dedication of the team.

Key achievements Batilook offers a high standard of quality for a good price. From the beginning, there was a good collaboration between Batilook, the Gyproc prescriber, the Gyproc regional manager and the Gyproc technical team. Thanks to a good experience (and a good job!) with an earlier project, the acoustical engineer and architect were quickly convinced of the quality of the SoundBloc System. Thanks to the superior quality of the work of Batilook, the daily follow-up at the construction site and the quality of the Gyproc service, all partners in this project belong to a winning team.
