Building Codes A building code, or building control, is a set of rules that specify the minimum acceptable level of safety for constructed objects such as buildings and nonbuilding structures The building codes certify that all code specifications required by the county, city, state and federal government have been considered in a remodeling or new construction project.

American with Disabilities Act (ADA) The ADA is a civil rights law that prohibits discrimination against otherwise qualified persons with disabilities.

ADA Definition of a Disability Any person who has a physical or mental impairment that substantially limits one or more major life activities, has a record of such impairment, or is regarded as having such an impairment. Universal Design It refers to the concept that ideally all design (products, technologies and the built environment) should serve for all people, regardless of levels of ability or mobility, age, gender or physical stature without the need for adaptation or specialized design. It is not a design style but rather an orientation to design, focusing on the end-user.

State and local building code 1. Building Permits A construction permit or building permit is a permit required in most jurisdictions for new construction, or adding on to pre-existing structures, and in some cases for major renovations. Generally, the new construction must be inspected during construction and after completion to ensure compliance with national, regional, and local building codes. Failure to obtain a permit can result in significant fines and penalties, and even demolition of unauthorized construction if it cannot be made to meet code.

State and local building code 2. Variances A building code variance is a permit issued by the municipality that allows some sort of a violation of the building code. Example, the town may decide to allow a house to be built on a lot with 190 foot frontage when the building code requires 200 foot frontage. The process for obtaining a variance includes a study of the request and how it would impact the neighborhood. Once the variance is issued it must be recorded immediately in the land records and will benefit the property from that time on.

Aesthetic codes/ zoning Aesthetic zoning is the process of zoning a specific area to create a certain aesthetic look. In other words, it's a process by which a community adopts certain zoning regulations for property within its boundaries in order to focus on the beauty of the area. Aesthetic zoning regulations are limited in nature and must follow various guidelines, designed to improve the appearance of the area and create a cohesive look. Any changes to the property must be approved by the zoning board.
