Pagets Farm House, Main Street, Medbourne Key Facts: Client: Langton Homes Completed: April 2017 Contract Value: £1.2 million Pagets Farm is a small development of two dwellings developed by Langton Homes. The site was formally part of the Brudenell Estate and comprised a large Grade II Listed Three Storey stone farm house, cart shed and stables together with a large stone barn which fronted on to the main road. The farm yard lies within the heart of the picturesque village of Medbourne. A working farmyard until two or three years ago the site became redundant due to the needs of modern farming. Due to the nature of the site and the listed status of the main farm house a sensitive approach to the design and a collaborative working relationship with Harborough District Councils Conservation Officer was essential. This was achieved and Planning and Listed Building Consent for three dwellings given consent. Following the granting of consent the development was marketed and local award winning developer Langton Homes successfully bid for the site. Having purchased the site and in collaboration with Corporate Architecture as well as the Conservation Officer the scheme was altered to two dwellings instead of the three approved. The smaller of the two barns being linked to the Grade II stone farmhouse providing a study, utility room, garaging and play room. In addition, a large conservatory was added to the farm house. The large barn also had modification to the original consent with an extension to the rear and a raised patio area being added together with the original new garage building being exclusive to the future purchaser of the large barn. In summary the development comprised of a large three storey stone former farm house which was completely, but sensitively refurbished and extended to provide a country home.
