Land Use Compatibility Matrix DRAFT – 10/21/08 Land Uses Tier 11 Tier 21 Tier 31 Residential Dwellings (Single Family or Multi-Family) A: Enlargement of existing single family structures CONDITIONAL2 YES B: Renovation of existing single family structures C: Replacement of existing single family structures after casualty3 D: Enlargement, renovation or replacement of existing multi-family structures E: New Multi-family development NO F: New mobile home parks or subdivisions G: New single family construction, including demolition, in existing developed residential areas H: New construction in undeveloped or non-residential areas Sensitive and Public Assembly Uses (e.g. Hospitals, Nursing Homes, Assisted Living Centers, K-12 Schools, Higher Educational Institutions, Day Care Centers, Places of Worship, Movie Theaters, Amphitheaters) A: Enlargement or renovation existing of structures B: New construction CONDITIONAL Lodging A: Enlargement or renovation of existing structures CONDITIONAL2 YES B: New construction C0NDITIONAL2 Commercial and Employment Uses (Retail, Restaurants, Offices, Warehouses, Industrial Uses) We are recommending regulations that protect children and large areas where the public assembles such as movie theaters, hospitals, day care centers, etc. We tried to balance for existing development. Issues to work through: Working with other jurisdictions Whether to include full land parcels with Tier 1 where land parcel is large and less than 20% of 65 DNL occurs NOTES: 1 Must meet certain notification requirements. 2 Sound insulation required if enlargement of the structure is more than 51% of the appraised value of the livable area. 3 “Casualty” means destruction by accidental or natural causes. Legend: Compatible Compatible Only With Sound Insulation Measures Not Compatible (May be subject to further conditions or exceptions)
