SERVICES FOR DESIGN PHASE Providing critical and independent technical support to the Administration Performing a detailed review of design documents at various deliverable stages (schematic design, design development and construction documents). Conduct value engineering and constructability reviews of the designer submittals at the various deliverable stages and recommending alternatives. Attending project meetings (design team meetings). Attending Board meetings and delivering an independent report on the design process, graphic presentation of design concepts and costs and schedule updates. Ensuring that the architect stays on schedule and budget, and produces the deliverables to the standard of quality specified in the contract. Assisting in liaison activities with the local municipalities. Coordinating required approvals of utilities and government agencies including PLANCON submissions and assuring that they are obtained on a timely basis and in the proper order. Maintaining minutes of design team meetings. Other duties and responsibilities as assigned by the Administration or Board.

SERVICES FOR CONSTRUCTION PHASE Administering all provisions of the construction contracts and coordinating budgetary control. Scheduling and conducting the pre-construction meeting with the prime contractors. Manage the flow of shop drawings. Assisting with the procuring of required permits in a timely manner. Reviewing and enforcing the contractor’s schedule. Overseeing the work progress and preparing reports (with stop work authority). Reviewing change order requests as submitted by the Architect and making recommendations to the Board. Reviewing contractor requests for progress payments as submitted by the architect and making recommendations to the Board. Ensuring that the project is being constructed according to the contract documents. Conducting job conferences and maintaining minutes. Reviewing as-built record drawings. Developing and administering a punch list. Enforcing a safe work site. Coordinating issues with the surrounding landowners as necessary. Regularly reporting progress/issues to the Board. Review and maintain all testing documents. Supervising the work of all inspectors. Other related duties as assigned by the Administration.

FEEDBACK FROM OTHER SCHOOLS Design They were able to pick out issues that we may not see They offer solutions we wouldn’t have thought of Construction managers have different priorities, concerns and perspective than the district would or the architect would They are another set of eyes to push the architects to rethink, redrawn and reimagine other opportunities as the final designs come together…everyone gets a say around our table when we are in this phase They review specifications from the beginning of the job to ensure we are protected from that point forward Construction They are able to be on site for construction questions that may come up and need immediate response They are able to keep prime contractors accountable and be involved in all project meetings and all coordination meetings They can track issues and items in case a legal issue arises; they supported our legal challenges to keep us out of litigation on projects where we had terrible contractors They are there to watch, document, question (best if lowest bidder knows we are watching and have an experienced person on site) Their team resolves design issues that usually result in no cost change orders

FEEDBACK FROM OTHER SCHOOLS General Due to the large volume of our projects going on simultaneously, we don’t have the capacity in-house to manage this with fidelity Big supporter of our foundation and other events within our community as a way of giving back Allows me to hold an outside contractor accountable during stressful projects in lieu of our own staff who are already taxed with managing the facilities of the District We view them as our “problem preventers” and where they cannot be prevented, they solve it quietly and without fanfare They connect with neighbors to control the message and serve as positive representatives for the District
