Extra Care Housing in Stockport Libby Spencer Extra Care Housing Co-ordinator

Why Invest in Extra Care Housing? Ageing population requires a range of housing options Traditional older persons housing unable to cope with care needs Residential care seeming to be the only option considered when care needs increase Provides an environment based on maximising independence. ECH can contribute to better health outcomes for older people than alternative housing options

Provision in Stockport 7 schemes with 4 different landlords. No new build prior to Smithy Croft Strategy identified the need for growth in the west of the borough. No affordable mixed tenure ECH (contrasts with 75% owner occupation in the borough). Strategy is to increase sales options in ECH to meet this need as well as free up family houses. The Heald Green site was a great opportunity and a YHG HCA bid to HCA was supported. Planning & fire strategy challenges!

Service provision YHG provides scheme building manager and night supervisor Care and background support provided through a SMBC contract with Creative Support. Support & Response service/ charge

Achievements Diversion from residential care Dependency increase Complex cases Popular Meeting local need Landlord confidence Partnership working

Challenges Costs and charges Challenging the assumption of residential care Meeting increased needs Provider recruitment ECH reaching its full potential Council revenue pressures
