RIBA Plan Appraisal Developed Brief Concept Design Development Technical Design Production Information Tender Documentation Tender Action Mobilisation Construction to Practical Completion Post Practical Completion

Appraisal The client requires a new build single storey medical centre on a piece of unused land. The medical centre shall have surgical areas, waiting room and offices. The plant room is in the roof space. In preparation, studies and surveys must be undertaken to ensure that is feasible to undergo the development.

Developed Brief Methods, procedures and structures of: Surveying the site to ensure that it is suitable for the construction to begin. People involved would be: Surveyors, HSE, Environmental Organisations, Client, Local Councils and Residential Groups. Clearing the site of any waste materials to allow construction to begin. Outline of requirements for the new build. Including cost, materials and time constraints.

Concept Outline proposals for the design of a structure that is to be set out over one floor and the procurement of the necessary materials and equipment. The new medical centre is to consist of a large ground floor area with treatments areas. The building facilities are to be suitable for both men, women and disabled people.

Design Development As well as what was detailed on the previous slide, specific development of the outline design to incorporate a lift shaft and stairwells. Design brief shall be confirmed as complete once the client is satisfied. Planning permission to be sought on completion of the design brief.

Technical Design Client, Consultant, Designers and Contractors need to be involved in issuing and finalising the technical design of the building and its mechanical and electrical services.

Production Information Detailed information for the construction Application for statutory approval of selections Review of information provided by specialists Preparation of further information for construction

Tender Documentation Preparation and collation of tender documentation, to enable a tender to be obtained.

Tender Action Identification and evaluation of potential contractors and specialists for the project. Obtaining tenders, and submitting recommendation to the client.

Mobilisation Appointment of the chosen contractors who were consulted in the previous stages. Issuing of information and drawings to contractors. Arranging of site handover.

Practical Completion Administration of the building contract to practical completion. Provision of further information if required to contractors. Review of information provided by contractors and specialists.

Post Practical Completion Administration of the building contract after practical completion and making final inspections. Assisting during the handover period and demonstrating systems. Review of the project performance.
