Management Services Our goal for our clients is to maximize the value and cash flow of their property. Taking on the burden of dealing with tenants, maintenance, and filling vacancies, we take the stress and hassle out of owning income property. We make owning real estate fun, exciting, and most important, profitable.

Maximize Value and Cash Flow Any and all income property gets its value from the income it is generating. AMP Properties INC specializes in getting top dollar for every rental unit it manages. Having painters, floor and carpet installers, house cleaners, gardeners, contractors, HVAC and plumbers reading to go at moments notice, we turn around units at record speed and for pennies on the dollar. The faster we rent out the unit, the more money goes into our clients pocket. In addition, the cleaner, and more presentable your units are, the more rent you can charge, the more desirable your complex or property will be, and the long term health of your cash flow will be established.

Finding a new Tenant The greatest thing you can have as a property investor is stable, long-term tenants. We take pride in putting only the best tenants in the units we manage. We run their credit, we do a back round check on them, we verify their employment, we speak to their previous landlord, we go the extra mile to ensure the right tenant is put into your property. We believe so strongly in our system that if for any reason a tenant needs to be evicted that we put into a unit, we will cover the eviction costs.

Obtaining new Tenants Our Marketing strategies are so effective that many times we have a bidding war amongst very strong candidates for renting our units. We use a variety of on line marketing tools, websites, social media, signage, and networking through our professional organizations to fill our vacancies.

Collecting Rent We give the tenants a few different ways they can pay their rent to make if fast and easy for them to pay on time every time. They can mail the check, or do direct deposit, electronic transfer, money order, cashier’s check and we even take cash if necessary. Rents are always due on the first and late after the 6 th. We keep a tight leash on the tenants if rents are late and always charge a late fee with no exceptions. If they have a pattern of being late we will move towards replacing them. If that happens it is usually with an existing tenant.

Owner disbursements. All owner disbursements are made on the 10 th and the 11 th of every month. We provide a detailed monthly owners statement listing all the rents collected and any and all expenses for that month We pay all the bills on behalf of our clients. We send our clients their money via, check by mail or direct deposit or electronic transfer. Whichever they prefer.

No More Headaches We deal with all the hassles of tenant complaints, maintenance issues, calls in the middle of the night, lost keys, clogged sinks, anything that takes up our clients time and energy and resources is where we step in and take the burden from the property owner. We project manage any and all minor or major construction projects at the property. As a landlord, when you have AMP Properties INC. manage your real estate for you, all you need to do is get EXCITED about going to the mail box every month and getting your check.

Management Fee For any property that is 1 to 4 units we charge 10% of the collected rents We charge a one time leasing fee of to fill any vacancy. For any property that is 5 units or more we charge 6% of the collected rents. We charge a one time leasing fee of to fill any vacancy.
