Smoke Alarms What has changed? Regulations under Housing (Scotland) Act 2006 Repairing Standard states: ‘there is satisfactory provision of smoke alarms’ Effective 3 September 2007 Enforced by PRHP

Smoke Detection Guidance 2014 The revised Domestic Technical Handbook guidance states there should be at least: one functioning smoke alarm in the room which is frequently used by the occupants for general daytime living purposes, one functioning smoke alarm in every circulation space, such as hallways and landings, one heat alarm in every kitchen all alarms should be interlinked

Legionnaires Disease Landlords have an obligation to comply with HSE code of practice and guidance covering Legionnaires. Carry out a risk assessment to identify and assess potential sources of exposure thereafter, where a risk has been identified. Take action to prevent or control any identified risk. Assessment needs to be reviewed regularly & records kept Can be carried out by landlord or qualified third party Ultimate responsibility lies with the landlord

The Risk Assessment Your risk assessment should include: management responsibilities, including the name of the competent person and a description of your system; any potential risk sources; any controls currently in place to control risks; monitoring, inspection and maintenance procedures; records of the monitoring results, inspection and checks carried out; and a review date.

The Risk Assessment If you decide that the risks are insignificant and are being properly managed to comply with the law, your assessment is complete. You will not need to take any further action, but it is important to review your assessment periodically in case anything changes in your system.
