Be Smart, Be Safe Your life is more important than a transaction. Learn simple techniques that ensure you are safe as you show homes, hold open houses, and meet for appointments.

Real Estate Agent Safety Tips Follow your intuition. Trust your instincts! Be suspicious of everyone. Never turn your back on guests. Clients enter in front of you. ID and pre-qualify at your first appointment—have a procedure in place with new clients. Utilize technology. Always keep your cell phone charged and close to you Download personal security apps for your cell phone: Guardly Moby, etc. 2 Be Smart, Be Safe

Real Estate Agent Safety Tips Always communicate with your office. Have a plan for safe open houses. – Park where you cannot get blocked in. – Meet the neighbors. Use predetermined code words to alert your office of distress. Conduct safe personal marketing. – Ex. Do not be photographed with expensive jewelry. Implement a buddy system – work in teams! Dress for safety. Know how to defend yourself. Let’s get started! 3 Be Smart, Be Safe

4 SELF-DEFENSE TRAINING Be Smart, Be Safe

Self-Defense Self-defense training Are you prepared to defend yourself? 5 Be Smart, Be Safe

Awareness SITUATIONAL AWARENESS: What is my situation? Am I aware of my surroundings? THREAT ASSESSMENT: What is the potential threat and how should I deal with it? ESCAPE AND EVASION PLAN: How do I avoid or escape the situation? 6 Be Smart, Be Safe

Awareness IMMEDIATE ACTION DRILLS: Speed-Surprise-Aggression! ATTACK/DEFENSE DRILLS: Fight back and/or defend. PRE-EMPTIVE SELF-DEFENSE: “She who strikes first usually wins.” – Ernest Emerson (Paraphrase) 7 Be Smart, Be Safe

Awareness Color Code System 8 Be Smart, Be Safe

Awareness Color Code System RED: You are in combat mode and will fight/shoot/take any action necessary to survive/win if necessary! BLACK: Your senses have overloaded and you shut down completely! You are of no use to yourself or the people who might have to depend on you. 9 Be Smart, Be Safe

Survival The Three Ds of Survival 1.DETECT! 2.DENY! 3.DESTROY! 10 Be Smart, Be Safe

OODA Loop OODA Loop: The process the human mind goes through when faced with danger or startling situations. O bserve: You observe/see the event unfolding. O rient: Your mind orients or attempts to orient the event. D ecide: Your mind decides that there is a threat and/or you are in danger. A ct: Your mind tells your body to act! 11 Be Smart, Be Safe

Be a Warrior What kind of target are you? Be a warrior! 12 Be Smart, Be Safe

Crime Prevention CRIME PREVENTION THROUGH ENVIRONMENTAL DESIGN (CPTED) CPTED IN PARKING LOTS: “Very little time is devoted to parking designs in typical architectural education programs, and assignments for such projects are often relegated to the most inexperienced members of the architectural teams. As a result, active security systems are often needed to correct problems created by architectural designs that failed to incorporate CPTED.” 13 Be Smart, Be Safe

14 Be Smart, Be Safe

Defend Yourself To properly defend yourself, you must learn how to block and/or evade an attack. High block: intended to protect the head from an overhead strike (typically by some type of weapon). Middle block: intended to protect the head and face blows or strikes coming the left or right. Deflection block: intended to “deflect” or redirect a punch, stab, or grab. 15 Be Smart, Be Safe
