Design-Build Cons Challenging with complex or unique buildings Costly proposal process can discourage competition Emphasizes cost over design Designer/Client relationship weaker Pros Total cost commitment (Unless client adds scope). Early cost certainty Construction start before drawings finalized. Design and construction time reduced Design and construction schedule control Great for simple, standard buildings Unified administrative entity

Construction Management Pros Teamwork Effective communication Flexibility during Design and Construction Effective use of team expertise Drawings don’t need to be complete before construction Shortened schedule Subcontract prices disclosed to team. Construction Management Cons The right team is critical Trust in teambuilding/selection vital Need high commitment from owner/user groups True CM no cost certainty until late in the project More paper work as trades may be directly contracted by owner If CM comes in late then there is no value added

Pros For owners with no cash this process allows a project to commence and get built in the short term Maintenance and operation of the building is not required for years after Team based approach during the RFP stage Some innovation is required to get costs down Lots of input from end user in some P3 models Public Private Partnerships (P3’s)

Cons Costly proposal process can discourage competition Some models come down to low price Some models have limited relationships between client and project team
