BROOKFIELD CONDOMINIUM SERVICES LTD.  Specializes in management of condominium corporations in Greater Toronto Area. Involved in the management of over 335 condominium corporations and some 71 shared facilities, comprising some 71,000 condominium suites.  Have been appointed by Sunset Flora Builders Corp. – Declarant Corporation to start-up and manage Allure Condominiums. In your neighborhood we are managing 33 and 55 Delisle, Granite Place I & II, Thornwood I & II, 38 Avoca, The Metro, The Clairmount, Quantum and 60 St. Clair.  Full-time Manager to be situated in Management Office.  Our Mission “make the lives of the residents living in Brookfield managed building better”. We accomplish this by providing a complete set of management services to support the condominium and its future Board of Directors as we move through the interim occupancy period, registration, turnover and election of board.

FUTURE EVENTS  PDI (Pre-Delivery Inspection)  First inspection of your unit  Listing of any deficiency items  Interim Closing  Your unit is ready for occupancy  Move-In  Be sure to reserve an elevator  Registration  The Condominium Corporation is created  Final Closing  You get title to your unit  Turnover  Transfer of Control from Sunset Flora Builders Corp. to an Owner Elected Board  No later than 42 days after title transferred to 50% of purchasers

INTERIM OCCUPANCY PERIOD It is but it isn’t a condominium... SUNSET FLORA BUILDERS CORP. – DECLARANT RESPONSIBILITIES  Provide services as set out in Budget Statement  Repair and maintain property at its expense  Enforce the Rules of proposed condominium  Same rights of entry the condominium will have  Will notify you upon condo registration and that within 10 days, title transfer occurs  Will collect Interim Occupancy Fee  Common Charges & Realty Taxes & Interest on Unpaid Purchase Price

INTERIM OCCUPANCY PERIOD BROOKFIELD’S RESPONSIBILITY  Manage day to day operation of property  Set-up initial maintenance contracts  Hire and oversee building staff  Provide regular communication to residents RESIDENT RESPONSIBILTY  Comply with proposed Declaration, By-Laws, Rules  Communicate directly with Sunset Flora Builders Corp.  Customer Service on Suite Deficiencies  Payment of hydro bill (suite)  Communicate directly with Brookfield on Condominium Issues  Deliveries  Insurance – Standard Unit

 Normal Shrinkage  Lack of Maintenance  Secondary Damage  Damage by Purchaser  Suite Alterations by Owner  Condensation WARRANTY ISSUES IN-SUITE  Pre-Delivery Inspection (PDI) completed prior to occupancy  List of any construction issues prepared for TARION and for Sunset Flora Builders Corp.  Warranty applies for 1 year from date of occupancy  initial PDI, 30 days and 1 year  reporting procedures for and in between these periods  emergency situations excluded  contact Customer Service directly by or phone  Advance Notice of Entry to be provided, also Advice Form left in Suite  Warranty for defects in workmanship and materials  Exclusions  Refer to Homeowner Manual

WARRANTY ISSUES COMMON ELEMENTS  Warranty on workmanship and materials – 1 Year from Registration  Water Penetration, Mechanical and Electrical (PowerTrain) – 2 Years from Registration  Major Structural – 7 Years from Registration  New Board will engage Engineer to complete Performance Audit for submission to TARION
