The National Building Code of the Philippines

Presidential Decree No. 1096 ADOPTING A NATIONAL BUIDING CODE IF THE PHILIPPINES THEREBY REVISING REPUBLIC ACT NUMBERED SIXTY-FIVE HUNDRED FORTY ONE

The Scope and Application of the Code The provisions of this Code shall apply to the design, location, siting, construction, alteration, repair, conversion, use, occupancy, maintenance, moving, demolition of, and addition to public and private buildings and structures, except traditional indigenous family dwellings as defined herein.

The Code contains: Requirement for Fire Zones General Requirement of all Buildings by use or occupancy No change shall be made in the character of occupancy or use of any building which would place the building in a different division of the same group of occupancies unless such building is made to comply with the requirements of this Code for such division or group of occupancy.

Maximum Height of Buildings Location on Property No building shall be constructed unless it adjoins or has direct access to a public space, yard or street on at least one of its sides. Maximum Height of Buildings The maximum height and number of storeys of every building shall be upon the character of occupancy. The height shall be measured the highest adjoining surfaces shall not exceed such maximum height by more than 3.00 meters.

Except, that towers, spires and other erected as part of the building not use for habitation or storage are limited to 6.00 meters only. Light and Ventilation Habitable rooms provided with artifact ventilation shall have ceiling heights not less than 2.40 meters measured from the floor to the ceiling. For the first-storey of the building, 2.70 meters is allowable.

Size and Dimension of Rooms Rooms for Human Habitations shall have 6.00 square meters with a least dimension of 2.00 meters Kitchens shall have 3.00 square meters with a least dimension of 1.50 meters. Bath and Toilet shall have 1.20 square meters with least dimension of 0.90 meter.

Building Projection Over Public Streets Doors, windows, and the like less than 2.40 meters above the pavement or ground line shall not, when fully opened or upon opening, project beyond the property line except fire exit doors.

Signs No sign or signboard shall be erected in such manner as to confuse or obstruct the view or interpretation of any official traffic sign, signal, or device. No sign or signboard shall be constructed as to unduly obstruct the natural view of the landscape, distract or obstruct the view of the public as to constitute a traffic hazard, or otherwise defile, debase or offend aesthetic and cultural values and traditions.
