PART- I EXTERNAL DEVELOPMENT WORKS

A.Civil Works 1.Existing ground levels at the time of commencement of villa construction works were not same for the villas. There was a variation from 400 to 750 mm down from existing road level. Accordingly, the depth of foundation & earth filling varied in the villas 2.The constructed area on ground floor varies from minimum 16% to maximum 65% of the plot area. Hence, excavated earth available from foundation / provision basement varies from plot to plot. Also, spread of this earth over the un-built area leads to the variation in cost. 3.The position of the plot varies from one side open to 3 sides open. Which lead to the variation in the cost of boundary wall, & steel railing etc 4.In some plots where the basements are constructed, the area of basement varies from 10% to 50% of the plot area, resulting the variation in cost of earth filling. 5.Cost varies due to construction of spiral staircase (approach to garage/ servant roof) wherever it is constructed.

EXTERNAL DEVELOPMENT WORKS B.Plumbing Works. 1.Due to variation in positioning of working toilet / kitchen and other toilets, length of sewer line varies affecting the cost of S.W. pipe, excavation & PCC all around the S.W pipe.. 2.Number of man holes also varies from plot to plot due to the change in length of sewer line as explain in SL. 1, para B above.

EXTERNAL DEVELOPMENT WORKS C.Electrical Works. 1.Variation in location of earth pits, length of GI/Copper strip from earth pits to meter board varies.. 2.Copper conductor wire and PVC conduits from meter board to DB varies due to the change in its position. Where as the number of DB also varies depending upon the construction of basement & first floor.

PART- II MAIN VILLA WORKS

A. Civil Works. 1.By way of permutation and combination there is 150 combinations and as such no single villa is similar to another.. 2.Though, design selection and the area to be constructed from the selective design were given by the individual owner. But, during the construction of the villas several members made changes in their villas, already approved / given for the construction. 3.Due to provision of basement cost of villa varies due to additional foundation works, construction of RCC wall, water proofing, 115 mm thick brick wall, high plinth level and the provision kept for the extension of roof slab at GF level. Also, due to change in length of provision basement wall, cost of villa varies.. 4.Plinth level varies from 600mm to 1200mm level i.e. the level above the road. This is due to provision basement / basement & due to the specific instruction by the individual owner to have the plinth height higher than the normal plinth height i.e. 600mm provided in general villas. Hence, resulting in extra cost of foundation work & filling of earth with in the built-up area etc.

MAIN VILLA WORKS A.Civil Works. 5.In some of the villas clear height is more than the normal height i.e. 3.20m in general, hence the variation in the cost.. 6.Wherever the double story or triple story has constructed in the villas, (i.e. garage with servant quarter or the first floor on main villas) the cost of terrace work along with parapet wall etc and the cost of foundation is divided & hence the per sft cost is lower than single story. 7.Due to selection of wood works from teak and marandi as per individual choice, cost variation takes place.

MAIN VILLA WORKS B.Plumbing Works. 1.Due to variation in location of PVC water tank at terrace, the length of GI pipe connecting the water tank varies.

MAIN VILLA WORKS C.Electrical Works. 1.Due to variation in design and number of electrical points cost varies from plot to plot. Also cost varies due to full and half electrical works, selected by the individual members.

PART- III COST IMPLICATIONS

Extra Rs. 645/- per RM Villa 33 & 29 both has independent walls of 2 sides hence, extra cost of Rs for both. c Extra cost due to more height of boundary wall towards park facing Extra Rs. 375/- per RM Villa 33 & 29 both has one wall at park facing. Hence, extra cost of Rs for both. 4 Cost varies due to construction of spiral staircase (approach to garage/ servant roof) wherever it is constructed Extra cost of Rs /- for one flight only. Villa 33 has one flight. However the same vary as per no. of flights. COST IMPLICATIONS

Also, cost varies due to full and half electrical works, selected by the individual members. COST IMPLICATIONS
