 The board will present updated information for business conducted in 2014 and proposed objectives for the coming year.  The board will ask for objections to proposals. If there are no objections, an unanimous decision will be recorded. Otherwise, the discussion will be tabled and a vote will be held following the presentation.  There will be an opportunity for questions and answers following the presentation.

 *Yearly lawn contract expired March 31, We solicited bids from several companies, walking the ditches with them, and hired Kyle Flint for $1000/month until March 31, He has worked out well and has done other projects for us including maintaining the front beds - pruning rose bushes that have never been pruned, replacing dead bushes, planting annual flowers, and fixing the aged sprinkler system.  *In August 2014, we upgraded the failed light system up front to provide lighting for the sign, entrance and the five oak trees.  *In October 2014, we had Kyle Flint erect wood and cable barriers (with lights on each post) up front as busses and delivery trucks were continuing to break the concrete the previous board has poured in hopes of resolving the situation. To the right of the exit a hole was over a foot deep and this was filled with concrete at the time.

 *In October 2014, we invited the mayoral candidates to speak to the neighborhood. Attendance was extremely low with 7 families in attendance. David Amrhein made it clear that Richland would not be receiving city sewer in the near future, if ever.  *In February 2015, Scott Gee solicited bids for the front fence as well as gating the two ditch entrances on Greenwood Lane. The HOA will vote on fencing/gating the Greenwood Lane entrances.

 What does the HOA maintain?  Frontage  Front fence, signage, ditch, etc.  Boulevard  Irrigation  lighting  Cul-de-sac  Drainage servitudes

 2015 Projects Proposed  Fence in the front of the neighborhood either needs to be replaced, resurfaced or just repaired.  Gates to be added on each side of the ditch on Greenwood Lane.

 Board recommends maintaining dues at $300/yr.  This rate should sustain smaller projects similar to those completed in the past, and allow for enough reserves to cover unforeseen legal expenses, repairs, etc.

 1 st Demand sent to Home Owner of record.  Will begin requesting address correction to increase success of future demands.  Historically has a 65-70% success rate.  Prior to filing lien, will perform “mini- abstract” to ensure accurate Home Owner information.  Send 2 nd Demand if necessary, otherwise file lien.  Follow up at 5yr mark to renew lien if necessary.

 Requirements  Must attend monthly board meetings (typically 11 per year). Absence for two or more meetings forfeits board membership.  Must be willing to serve and represent home owners in any public matter or public hearing affecting the subdivision.
