SUSTAINABLE MANAGEMENT OF HOUSING AND REAL ESTATE Analysis of Key Actors and their Requirements for Training Modules Analysis of Key Actors and their Requirements for Training Modules The 3rd ERES Education Seminar ESSEC Business School – Paris December 7-8th, 2007 Continuing the Building Quality Dialogue – Developing Training Modules on Sustainable Construction to Support the Further Education of Stakeholders in the Construction Sector Thomas Lützkendorf & Daniela Busse DEPARTMENT OF ECONOMICS & BUSINESS ENGINEERING fundet by: KARLSRUHE UNIVERSITY

SUSTAINABLE MANAGEMENT OF HOUSING AND REAL ESTATE 2 Analysis of Key Actors and their Requirements for Training Modules … what we stand for Currently, education and further training programs in the area of sustainability in construction’ are predominately focused on the needs of architects and engineers. However, successfully implementing the principles of sustainable development requires addressing other actors as well (e.g. investors, bankers, insurers, appraisers and estate agents) and developing specific educational programmes tailored to their needs. Besides educational programs offered within universities, a number of other programs need to be developed that fit to the specific requirements of those actors already working in practice. architects /engineersbusiness engineers investment/financereal estate management sustainability

SUSTAINABLE MANAGEMENT OF HOUSING AND REAL ESTATE 3 Analysis of Key Actors and their Requirements for Training Modules … what we stand for Design related contentsBasics / Assessment methods Energy efficient design Design for environment Low energy house / Passive house Solar energy use (active/passive) Rainwater use Green roof Selection of building materials Selection of heating systems Design for deconstruction User-oriented design Design for senior citizens Sustainability basics Energy demand calculation Life-cycle assessment (LCA) Assessment of surface areas / Ecological footprint Assessment of environmental risks Assessment of health risks Analysis of user requirements Assessment of user satisfaction / Post occupancy evaluation (POE) Life-cycle costing (LCC) Property rating The issue of sustainability and related topics should not be treated in isolation (i.e. offering educational modules that exclusively focus on green issues is not an appropriate solution). Instead, aspects of sustainability should be integrated into traditional contents of educational programs for architects, engineers, real estate economists etc.

SUSTAINABLE MANAGEMENT OF HOUSING AND REAL ESTATE 4 Analysis of Key Actors and their Requirements for Training Modules The Task The intention to support stakeholders in education and further education relating to sustainability aspects is dealt with by analyzing the stakeholders' network to identify key actors - with strong influence on decisions - with strong influence on business partners and other stakeholders by detecting methods & means that are crucial for decision-making by giving advice on the kind of training modules and their contents

SUSTAINABLE MANAGEMENT OF HOUSING AND REAL ESTATE 8 Analysis of Key Actors and their Requirements for Training Modules Characterization competence of deciding, and frequency of deciding ? What is a Key Actor ? In particular there are the following 3 dimensions of sustainability affected: economical sustainability, ecological sustainability and social sustainability. Key actors acquired special knowledge and certain skills to control buildings during sustainable planning, construction and operating. This team holds the opinion that key actors are classified by a high exertion of influence – especially in indicatory situations within a building's lifecycle – as there is:
