You can’t pick up a newspaper, watch TV, or go on the internet without seeing somehting about green building. Test.
Why green? Let’s talk about why it is important to make green building a design and construction standard, and not an “added bonus.” What does “being green”

LEED CERTIFICATION IN THE RETAIL ENVIRONMENT Maggie Benson and Isabelle Bouthillier Project By:

Standards of Gold LEED Certification Resource:  “LEED certification provides independent, third-party verification that a building or community was designed and built using strategies aimed at achieving high performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality.”  “LEED points are awarded on a 100-point scale, and credits are weighted to reflect their potential environmental impacts. Additionally, 10 bonus credits are available, four of which address regionally specific environmental issues. A project must satisfy all prerequisites and earn a minimum number of points to be certified.”  LEED-certified buildings are designed to: Lower operating costs and increase asset value Reduce waste sent to landfills Conserve energy and water Be healthier and safer for occupants Reduce harmful greenhouse gas emissions Qualify for tax rebates, zoning allowances and other incentives in hundreds of cities

Gold LEED Certification in Retail  Kohl’s Department Store in Queens, NY  “Kohl’s Rego Park Store in Queens, NY is the company's first LEED for Retail Commercial Interiors project and its first LEED project using an existing high-rise, multi-use building as a shell for store construction. Kohl's is the first retail tenant in Rego Center to pursue LEED certification for its store.” “As a retail company Kohls knows that energy use makes the biggest impact on the environment. Managing energy use is a key strategy for driving savings and conserving resources. (  REI Outerwear in Boulder, CO  “REI's commitment to green building has been going on for years. At REI Boulder, it takes center stage. This store is the prototype, representing REI's new standard for sustainability and next generation of retailing. For example, we've used all three solar strategies available for architectural design: passive solar, solar thermal and solar electric. The result? Twenty percent less energy used than stores that meet industry standards. ” (

REI Outerwear Energy Efficiency  Solatubes to channel natural light throughout the store, coupled with a control system that automatically dims or turns off fluorescent lights during the day to save energy  A building integrated photovoltaic system to generate electricity through  Imbedded silicon solar cells - the first installation of its kind in a retail environment  Shower facilities, bike storage and incentive programs encourage employees to use alternative means of transportation  Ceramic metal halide fixtures, as opposed to incandescent bulbs, to improve lighting, reduce energy use and last longer Water Conservation  A solar hot water system that meets 70 percent of the store's hot water needs from bathrooms and employee showers  High-efficiency plumbing fixtures to reduce water use by more than 30 percent Recycled and Renewable Materials  Materials made from rapidly renewable resources, and/or recycled, post-consumer or post-production waste  More than 55 percent of construction waste diverted from landfills  Comprehensive operational initiatives, such as green cleaning and employee waste management and recycling programs

Kohl’s Energy Efficiency  Solar  2010 Kohl’s had 100 solar power systems activated in selected stores – solar cells on roof  Kohl’s is the largest single retail host of solar electricity in North America Energy Star  Renewable Energy  In 2009 Kohl’s purchased more than 1,367,376,000-kilowatt hours of renewable energy  In 2007 Kohl’s only used 8% of the total amount of renewable energy that was purchased and by 2010 Kohl’s was using 100% of renewable energy which is the equivalent of removing the annual emissions from 178,853 cars. Recycled and Renewable Materials  Waste Reduction  They carefully manage to insure the least possible amount of debris is sent to landfills They reduce landfill waste my an estimated 50%-75%  20% of total building materials used are manufactured within 500 miles of building site  Other building materials were selected with the maximum amount of recycled content  Water Efficiency  They reduce water consumption by 20%-30% by using water reducing plumbing fixtures  By using native and adoptive vegetation and a “smart” irrigation controller they reduce water usage from landscaping by more than 50%

Comparison of REI and Kohls Compare They both incorporate solar systems like solar cells on the roof They both use high efficiency plumbing fixtures They both use rapidly renewable or recycled materials They both practice efficient waste management They both offer alternative means of transportation, bike storage, and shower facilities Contrast REI uses a variety of solar systems including solatubes and photovaltaic systems REI uses a solar hot water system Kohl’s purchases large amounts of renewable energy that accounts for 100% of the buildings energy needs Kohl’s incorporates irrigation and vegetation controllers to reduce water usage from landscaping 20% of Kohl’s materials are manufactured within 500 miles of the building site

Project  Goal – To incorporate some of the elements from the case studies into our own prototype retail space to show how BIM can help accomplish some of these building strategies.  Some tools we may use Scheduling of Recycled Content and Energy Usage Solar Studies Conceptual Energy Analysis

LEED Categories to Incorporate  Energy and Atmosphere  Optimize energy performance  On-site renewable energy  Materials and Resourced  Recycled Content  Regional Materials  Rapidly Renewable Materials  Certified Wood

Prototype Model  Restoration Hardware Store Going along with their idea of sustainable products we hope to help the store apply sustainable LEED standards in their spaces
