Minor Site Plan Checklist Site Plan Drawing must include the following information:  An accurate plan of the entire property drawn to scale based on a legal survey.  Dimensions of the entire property; if large property, show enlargement of area to be developed  Location and size of existing and proposed buildings/structures and distances from buildings to property boundaries.  Location of all access driveways.  Locations of existing rights-of-way or easements.  Location of watercourses and extent of floodplain (including flood elevation where applicable).

Minor Site Plan Checklist  Proposed drainage patterns.  Location of existing trees and forested areas including shrubs or groupings thereof.  Shoreline activity area (pathway, dock, boathouse, deck, patio etc.)  Shoreline buffer area (Identify 15m shoreline buffer)  Location of area for septic system and well.  Location, extent, and type of proposed plantings, if revegetation is required.

Major Site Plan Application A major site plan application involves the proposed development of any new building other than an accessory or temporary building, including building additions which: For a non-residential building have: - A gross floor area greater than 500 square metres; or - A gross floor area greater than that of the existing building to which it is being added. Comprise residential development with five or more dwelling units.

Planning Application Timelines Minor Variance 7 weeks  1 week staff review prior to circulation  Circulation: 10 days prior to hearing  Public hearing  Appeal period – 20 days from date of decision

Planning Application Timelines Consent (Severance) 8 weeks  1 week staff review prior to circulation  Newspaper (if urban area): date falls 20 days prior to hearing, notice has to be sent to newspaper 6 days earlier than the mail date  Circulation (mail): 14 days prior to hearing  Public hearing  Appeal period – 20 days from date decision is mailed

Planning Application Timelines Zoning By-law Amendment 10 weeks  1 week staff review prior to circulation  Newspaper (urban area): occurs 22 days prior to hearing, notice has to be sent to newspaper 6 days earlier than the mail date  Circulation (mail): 20 days prior to hearing  Public hearing  By-law to next Council meeting for passage – normally 2 weeks  Appeal period – 20 days from notice of passage of by-law

Planning Application Timelines Site Plan: Waterfront SFD 3 weeks  1 week staff review  1 week circulation  1 week preparation of agreement/authorizations Site Plan: all other categories 6 weeks  1 week review prior to circulation  3 week circulation time for agencies and other departments  Committee decision  1 week preparation of agreement

Subdivision/Condominium Delegation Approvals for subdivisions and condominiums will be delegated to Council Pre-Consultation will still occur in conjunction with the District of Muskoka At this point we plan on continuing to use the process set in place by the District No changes are proposed except that final approval will rest with the Town, the District will be a commenting agency only Looking to implement the changes as soon as possible
