INTRODUCTION We write to introduce our Bank; Safetrust Mortgage Bank Ltd (SMBL) and indicate our willingness to access NHF loans from FMBN, finance the development of Housing Estates, offer on- going developments as well as mortgages. 1

SMBL The Bank has a diversified ownership structure with its shares owned by institutional investors and influential businessmen and women as well as professionals in various fields of endeavour all with a common goal of providing first-class mortgage banking services to its customer. 2

SMBL… Safetrust Mortgage Bank Limited will enable your staff access the National Housing Fund(NHF) and package mortgages for your staff at a competitive rate and tenor while Safetrust Properties Limited shall be responsible for the development of housing estates at your preferred location and in line with agreed budget/price. 3

NATIONAL HOUSING FUND (NHF) LOAN SCHEME: As an accredited Primary Mortgage Bank, SMBL can access the National Housing Fund (NHF) loan on behalf of your staff. Procuring NHF registration for your company and employees Provide guidance in applying & selecting the right property Provide guidance in navigating the loan process with respect to property documentation, liaising with FMBN, e.t.c Contributors to the scheme (Nigerians from age of 18 years whose employer deducts and remits 2.5% of their basic salary to FMBN on a monthly basis) are able to access a maximum of N15, 000, (Fifteen Million Naira only). The loan runs at 6% p.a. for a maximum period of 30years (subject to a maximum age of 60years). 4

Procedure for accessing NHF Loan: The applicant opens an account with Safetrust Mortgage Bank Limited. The applicant applies for a loan of (N5Million - N15Million) by completing the NHF application form (copy attached). The applicant contributes 10, 20 or 30% of the loan sum. The contributor is eligible to apply after contributing to the fund for a minimum of 6months while his/her monthly contribution remains continuous thereafter. Safetrust Mortgage Bank Limited packages your NHF loan application for approval by FMBN. 6

SPL… The Safetrust team is able to provide a one- stop solution as a property development company with a related mortgage institution. This ensures that members of NIBSS Plc are able to enjoy a seamless solution without having to deal with several parties given the bureaucracy and documentation challenges which accompanies such a structure. 9

Our summarized steps of engagement are: DEVELOPMENT PROCESS (to be handled by Safetrust Properties Limited- SPL) The proposed stages for the project execution plan are as follows: SPL receives a formal letter appointing it as the developer to the project upon accepting our proposal. SPL negotiates with land owners and seeks consent to purchase same Submission of architectural design for approval Provision of all necessary drawings to be used in obtaining building approval from all relevant authorities. Commencement of project development on site. 10

MORTGAGE FACILITY WITH OUR PROJECTS AT COMPETITIVE RATES Our related mortgage Bank, Safetrust Mortgage Bank Limited, offers mortgage facilities at competitive rates and tenor to fund our buyers. This ensures we are able to offer a one-stop solution covering purchase and financing of properties. The following types of mortgages are available to interested buyers of our housing units. - Commercial Mortgages. -National Housing Fund (NHF) -Nigeria Mortgage Refinance Company (NMRC) facility. 11

MORTGAGE PROCESS (to be handled by Safetrust Mortgage Bank Limited –SMBL MORTGAGE PROCESS (to be handled by Safetrust Mortgage Bank Limited –SMBL {Formerly Safetrust Savings and Loans Limited}) The process is as follows: Opening of accounts by interested client and making equity contribution available towards their housing units. Necessary documentation is provided to facilitate the assessment of client for their respective mortgages. The credit review and approval process is carried out by SMBL. Following the approval, an offer letter is issued to prospective client to meet all necessary terms and conditions. Upon meeting all terms and conditions, the loan is disbursed for property being purchased. Subsequently the loan is administered by SMBL for its tenor. 12

COMMERCIAL MORTGAGES: Please note we have assumed an income pattern of equal monthly sums which may not necessarily be the case (i.e. Quarterly and Bi-annual repayment is also acceptable). Also note that an annual fee of 1% flat is charged on a reducing balance basis at the anniversary of each loan. Mortgage pre-payments are permissible without any penalties if the customer intends to repay earlier than planned. 14
