Current Project Delivery System n Common Themes – Separate silos of responsibility n Owners n Designers n Builders – Arms length between Owner and Designer/Builder – Opposite incentives - shift risk to the other parties – Disputes - Winner(s)/Loser(s)

Call to Arms n There is agreement among all parties, (owners, designers, and builders) that things aren’t working. n Owners are probably the leading driving force for alternative delivery methods. n A call for more collaboration & cooperation among the parties.

Trends Toward Collaboration n Design-Build (from 35% now to over 50%) n In 1997 a diverse group of owners, designers, and builders got together in San Francisco to discuss this very topic. n Discussed openly the experiences and expectations of each group n What they found – Common experiences – Common expectations
