NOTES For the purpose of this study we will look at the Demographic pieces for Waterdown in two separate reviews. Old Waterdown in existing subdivisions is still expected to grow with current building lots available, and single home building in existing subdivisions and nearby concession properties in a 5km radius. There is expected to be some further apartment, condo and seniors residences developed in Old Waterdown. This will represent about 6% growth or 5,000 new residents and a maximum of 2,000 households by 2018. All facts from Stats Canada & Synnovate software. –Radius 5kms New Development areas, three in all, are expected to be developed which will hugely impact and increase growth in the next 8 –10 years. This development will be in three specific areas of Urban Country and North and South Waterdown. These subdivisions will represent an increase in population of about 16,000 residents and 6,500 new homes. Stats provided by builders agents and Hamilton growth documents from the City of Hamilton. TOTAL HOME GROWTH IN NEXT TEN YEARS - BY 2018 8,500 New Homes, Townhomes, Condos, Apts and Seniors Residences (2008 count is 11,515) 21,000 New Residents (2008 count is 32,990)

Upcountry Information (Alias Spring Creek)

Upcountry – Spring Creek Facts Consists of 2 blocks of approximately 50 acres each. The western half is nearly sold out. Rezoning has been proposed for the remaining 50 acres on the eastern half The eastern half has proposed 141 single detached units and 239 townhomes for a total of 380 units. Also proposed is a commercial block, school and park. Upon visiting the sales office, (Eden Oak/Sunfield) the sales agent indicated 700 homes were proposed for this site. Using the above-proposed numbers to obtain a ratio it appears 37% are reserved for single detached homes or 260 units and 440 units (63%) for townhomes. Prices range from $280 – $320 for townhomes and $340 – $414 for single detached homes Phase 1 is almost sold out. Phase 2 pre-selling is scheduled for mid 2010 with construction slated for approx 2011. The density appears to be approx 700 homes per 100 acres.

Waterdown North (Alias Waterdown Meadows)

Waterdown North- Waterdown Meadows Waterdown North is not as far along as the Upcountry development, it is larger (329 acres) and more irregular in shape. The main holdup is that they do not presently (as of March 2009) have water. They are, however expecting the construction for the water tower to begin in April – May 2009. The main developer “Country Green” has 90 acres. They are planning to build 700 homes. Phase 1 is expecting to have the first residents in late 2009. The proposed phase 1 site has planned the following: - 78 executive townhomes ranging in price from 237 – 332. - 40 semi detached homes ranging in price from 269 - 315. - 30 bungalows / single detached plans ranging in price from 319 - 452. Later in phase 1 they will introduce 58 live / works residences. These are businesses on the ground level and residences above. The proposed Phases 2 and 3 are expected to last 5 - 7 years until completion. “Rosehaven”, another developer at Waterdown North are building the following: - 84 detached homes ranging in price from 340 – 506. They are targeting late summer 2010 for completion of Phase 1 of 3. “Apsen Ridge” is co-mingled with Rosehaven and are building the following: - 52 town homes ranging in price from 260 – 318. They are targeting late 2010 for completion of phase 1 of 3. At proposed site “A” (see attached A) to the west there are approx 22 acres that has applied for rezoning. There appears to be another approx 22 acres behind this property that may have been part of the original farm. Proposed site “B” (see attached B) has approx 42 acres and has applied for rezoning. There is a third parcel of land between site “B” and the Rosehaven/ Apsen Ridge development. This appears to be approx 50 more acres. At this time there are no rezoning signs nor any evidence of activity. With 329 total acres in this area. Based on a density of 700 units / 100 acres that would be a potential of 2300 homes. Waterdown South This appears to be the largest and last of the 3 development areas. The first rezoning application calls for 1007 homes. 881 single detached and 126 semi-detached. The dimensions of the site are very vague. A public meeting for the proposed zoning change is TBA. It may be some time before anything is being built here. The total site is to be 446 acres. With a density of 700 units per 100 acres this would translate to 3500 homes when completed. 8600 - 8900 residents are project to live here. This coincides with a newspaper article from the Hamilton Spectator dated Nov 18/08 that states 3500 homes are planned for this site with a total of 6500 from all 3 locations upon completion.

FBC Demographic Information For Facility Development BASE DEMOGRAPHICS Note: Congregation is almost evenly split male and female Note: 1/3rd of our congregation are 19 years of age or younger Facts collected on March 22, 2009 – Sunday Morning Worship –110 surveys were collected in total. There were 357 attendees that morning in the service from the headcount completed. It is very similar to the information supplied for the survey of 360 and considered to be an accurate representation of a typical on average Sunday of 371.
