Conventional approach on fixed-price contracts is for the owner to retain inspection responsibilities either directly Design-construct projects constructed on a reimbursable-cost basis, it is common practice for the owner to delegate most or all of the quality responsibilities to the design-constructor. As project nears completion, it is important to be sure that all components function well together as a total system. Company LOGO 2.2Final closeout To final acceptance documentation, PCM and General contractor may be responsible for big additional duties, either from job site or from the main office, like: 1.Furnishing or obtaining guarantees. 2.Operating information. 3.Spare parts. 4.Instruction manual. 5.As-built drawing bonds maintenance agreement. 6.Inspection certifications……….…etc Often an inspection is scheduled before the expiration of performance guarantees. Company LOGO Owner’s consideration: There are potential claims in every construction project and in any contractual relationship. Field personnel must be thoroughly familiar with contract provisions, rights of the parties and concept of the contractual relationship.
