Subcontractors % of work is subbed –Significant impact on costs and schedule –Want to develop a working relationship with good subs –Subs must do good on time work –GC must pay subs to keep them viable

Scope of Work –Description of work to be performed –List of specific scope items to be included –List of items which are excluded Can be construction only or include design –Action words are used to define clearly subs responsibilities – provide, install –Pg 93 scope –PM must make sure all work items to be subbed are included in scope

Subcontract Documents Subcontract – record of agreement btween GC and sub –Topics – pg 94 –Appendix G

Subcontractor Prequalification –Experience and tech skills required –Tech and supervisory competency of management and field supers –Stability and financial strength –Adequacy of specialized equipment –Past safety performance –Reputation for working cooperatively, past project performance, warranty performance

Selection Invite top 5 -6 subs to submit bid –Done with a request for quotation F 8-2 & 8-3 Cannot bid shop –Evaluate bids Unrealistically low or high bids – –unsure of scope –Found ambiguities –Erred when preparing quote –Omitted items –High bid -> doesn’t need work

Selection Don’t need performance or payment bonds from subs when selection is based on technical competence, reputation, financial condition –Do when it is public low bid project

Sub Management –PM and supers work to schedule and coordinate subs to get project done –Proof of insurance before sub is on site –Need to mold subs into cohesive group Need to know concerns, proper work sequencing –Open communications with subs and foremen –Get a daily report from each sub Progress, obstacles –Need to provide adequate notice to subs

Sub Management –Jobsite needs to be ready for sub –Preconstruction meeting F 8-6 Mock-ups from subs show work quality before actual work is done –Subs cannot build over substandard work of other subs Do a walk thru when sub is done and note areas that need reworking

Sub Management –Need communications system for subs to get problems resolved in field Log questions and answers in –Change orders F 8-8, 8-9 –PM signs off on payment request F 8-11 Must get final lien waiver before final payment is sent
