(2.01) DEFINITIONS OF COST MODELING/ESTIMATING/COST PLANNING We will define cost modeling / Estimating / Cost Planning as per our list of researched textbooks. Through our investigative research and group discussions we will then provide our individual opinions on what we understand these definitions to be. (2.02) KEY CONCEPTS OF COST MODELING/ESTIMATING/ COST PLANNING We will Research cost planning during pre-documentation stages and documentation stages of construction. Similar to (2.01) our investigations will involve reading relevant texts, e-journals and other web sources to gain an understanding of the key concepts and tools / techniques used in Cost Modeling and Estimating and try to understand how a first up $m2 budget develops into a cost plan and so on. We will then investigate the unique differences of the Cost Modeling processes involved between the stages i.e. the information available at that stage and the uncertainty’s that must be navigated. With a better understanding of these processes, we will then discuss in more detail cost planning, cost estimating, and cost modeling in the context of the RIBA work stages.

(3.01) “GREEN” CONSTRUCTION We will define “green” through reading relevant textbooks supported by research from journal articles and various web sources. From this investigative research we will form our own opinion on the definitions. To define “green” in terms of construction & cost we need to first understand the key principles and the pros & cons. To do this we will use websites such as NZGBC, WGBC, WHO, combined with our understanding from the Level 6 Paper Sustainable Design & Construction and Level 7 paper Integrated design & Construction. (3.02) GREEN BUILDINGS AND ITS IMPACT ON COST MODELING Here we will compare out understanding of standard cost modeling from section 2.02 and compare it against our research on green cost modeling. From our research to date, there seems to be limited amounts of information available to refer to in terms of the link between Standard Cost Modeling tools and techniques and Green building cost modeling. From previous papers studied at Unitec in terms of applying cost to green buildings the processes and tools investigated where as follows.  Costs in relation to Economic / Environmental / Social  Materials Selection  Pay-back period i.e. when will we see real $ return on our investment  Life-cycle costing – i.e. the cost from “cradle to grave” alternatively a more modern approach “cradle to cradle”  Operational Cost Models  Energy Use and the link to Cost Escalation  BIM and all of its facets
