Definition Core and shell construction covers base building elements, such as the structure, envelope and building- level systems, including central HVAC.

Also referred to as LEED 2.0. For building owners and design teams that address the new building design and construction or major renovations process. Also referred to as LEED 2.0. For developers and design teams that address the new building design & construction process for buildings where interiors are not part of the initial design process. For building owners, tenants & design teams that address commercial interiors design and installation process. (Note: process can be driven by either owners or tenants.) LEED: Transforming the market The LEED Green Building Rating System for Core and Shell Development (LEED-CS) is for designers, builders, developers and new building owners who address sustainable design for new core and shell construction.

LEED-Core and Shell LEED Core and Shell is used to evaluate building projects where the owner does not control the interior design and fit-out. It is not available for those owners who wish to achieve exemplary performance in the Core and Shell while failing to meet LEED standards in the building interiors fit out. Those owners who have control over both the core and shell and interiors elements need to apply under LEED for New Construction.

LEED: Giving Developers a Competitive Advantage For the Core and Shell developer to gain market advantage from their LEED initiatives, they must be able to use their LEED-CS designation as part of this differentiation. LEED-CS responds to this need by allowing for “pre- certification” prior to the construction of the building.

LEED-CS: Green Issues and Opportunities Site Water Energy Materials Indoor Environmental Quality Productivity

LEED-CS issues: Site In addition to the 8 site credits in LEED-NC, an addition credit awards 1 point for “Developing Tenant Design and Construction Guidelines” JP Morgan Chase, San Francisco

LEED-CS: Water Credits For LEED-CS, there is no change from LEED-NC, which awards 5 possible points for water use reduction, efficient landscaping, and use of innovative wastewater technologies. IDX Tower, Fourth & Madison, Seattle

LEED-CS: Energy and Atmosphere Credits LEED-New Construction has 16 possible EA credits. LEED-CS emphasizes these opportunities but makes no additional changes. Calpine Center, Houston

LEED-CS: Materials Credits LEED-CS ties with LEED for Commercial Interiors, particularly in the specification of environmentally- friendly materials for construction and fit out. No changes in LEED- CS from LEED- NC Peachtree, Atlanta

LEED-CS: Indoor Environmental Quality Credits LEED-CS creates a base building that supports tenant choices in regard to indoor environmental quality issues by addressing controllability of systems and indoor pollutant source control. No changes from LEED-NC. One South Dearborn, Chicago

LEED-CS: Innovation & Design Process Opportunities abound for creativity by design teams in LEED-Core and Shell. Pilot projects have exhibited exceptional performance in many credit categories.
