Staging is… Professional assessment of a house’s strengths and challenged areas. Preparing a house for sale so it sells faster and/or for more money. Depersonalizing, de cluttering. Making a home stand out from the competition. Selling floor space and wall space. “Staged homes gain a competitive edge!”

Staging is not… Decorating or designing. Only used for high end homes. The way you live in a home. As expensive as your first price reduction. Selling your home, it’s selling your house. Selling your stuff, it’s selling your house. “Every house needs to be Staged!”

Why should you Stage your home You never know what the buyer will fall in love with. Allowing your home to appeal to more potential buyers. Buyers only know what they see, not the way it going to be. Offering a buyer an allowance or credit is less effective, and always ends up costing more money. “Neutral colors are still the best!”

How to Stage your house Curb appeal is most important first impression. Stand in the door way and look at the room through eyes of a buyer. Stage the room for it’s original intention. Take down all family and personal pictures. Pack away any and all collections. Allow furniture to have breathable space. Professionally clean your house like you would detail your car. “If you can’t see it you can’t sell it.”

First picture is not bad, lacks curb appeal Freshen flower beds, replace bark, add cool weather plants. Pansies tolerate cool temperature.

This first picture pulls the eyes down to the rug, piano, then plant.. This second picture pulls you to the outside,through the beautiful windows

Clutter on the mantel, Furniture needs more breathable space Now you’re selling wall space and floor space.

Anything over three is a collection. Pack away collection and personal items.

Remove extra leafs from table and unused chairs. Dining room appears like a hallway.

Keep counters free from everyday items. Even though this room is clean it looks cluttered. When decorating use groups of three. Clean off refrigerator.

Are they selling their house or their family? Again, selling wall space.

Let your children pick three toys and pack the rest up for your new home.

It’s a lot easier to pack this up and show case this bookcase, then someone thinking they’ll never have enough books to fill it. What are we selling, wall space and floor space.
