R305.4 Structure wall as a barrier. Where a wall of a dwelling or structure serves as part of the barrier, doors and operable windows with a sill height of less than 48 inches, that provide direct access to the aquatic vessel through the wall, shall be equipped with one or more of the following: (1) An alarm (2) A safety cover that is listed and labeled in accordance with ASTM F1346. (3) An approved means of protection, such as self-closing doors with self-latching devices, provided that the degree of protection afforded is not less than the protection afforded by Items 1 or 2. Swimming Pool Requirements

R305.6 Natural barriers. In the case where the vessel area abuts the edge of a lake or other natural body of water, public access is not permitted or allowed along the shoreline, and required barriers extend to and beyond the water’s edge a minimum of 18 inches, a barrier is not required between the natural body of water shoreline and the vessel. R305.7 Natural topography. Natural topography that prevents direct access to the aquatic vessel area shall include but not be limited to mountains and natural rock formations. A natural barrier approved by the governing body shall be acceptable provided that the degree of protection is not less than the protection afforded by the requirements of Sections through Swimming Pool Requirements

R Mesh restraining barrier/fence. Mesh fences other than chain link fences in accordance with Section , shall be certified to meet ASTM F-2286 and installed in accordance with the manufacturer’s instructions

SECTION R315 CARBON MONOXIDE ALARMS Carbon monoxide alarms. Carbon monoxide alarms shall be installed in new buildings in accordance with Sections through Carbon monoxide alarms shall be installed in existing buildings in accordance with Section Fuel-burning appliances and fuel burning fireplaces. Carbon monoxide alarms shall be provided in dwelling units that contain a fuel-burning appliance or a fuel burning fireplace Garages. Carbon monoxide alarms shall be provided in dwelling units with attached garages. Exceptions: Carbon monoxide alarms shall not be required if there are no communicating openings between the garage and the dwelling unit or. Carbon monoxides alarms shall not be required in dwelling unit’s located more than one story above or below a garage.

Power source. Carbon monoxide alarms shall receive their primary power from the building wiring where such wiring is served from a commercial source, and when primary power is interrupted, shall receive power from a battery. Wiring shall be permanent and without a disconnecting switch other than that required for overcurrent protection. Carbon Monoxide Alarms

Dwelling units. Carbon monoxide alarms shall be installed in dwelling units outside of each separate sleeping area in the immediate vicinity of the bedrooms. Where a fuel- burning appliance is located within a bedroom or its attached bathroom, a carbon monoxide alarm shall be installed within the bedroom Combination alarms. Combination carbon monoxide/smoke alarms shall be an acceptable alternative to carbon monoxide alarms. Combination carbon monoxide/smoke alarms shall be listed in accordance with UL 2034 and UL Carbon monoxide alarms. Where work requiring a building permit, or work performed on a fuel gas system, gas appliance or gas fixture in an existing dwelling or dwelling unit shall be provided with carbon monoxide alarms in accordance with Section 315.1, except that the carbon monoxide alarms shall be allowed to be solely battery powered. Exception: Work involving the exterior surfaces of dwellings, such as the replacement of roofing or siding, or the addition or replacement of windows or doors, or the addition of a porch or deck, are exempt from the requirements of this section. FIRE SEPARATION DISTANCE. The distance measured from the building face to one of the following: 1.To the closest interior lot line; or 2. To the centerline of a street, an alley or public way; or 3. To an imaginary line between two buildings on the lot. The distance shall be measured at a right angle from the face of the wall.

SECTION R313 AUTOMATIC FIRE SPRINKLER SYSTEMS R313.1 Townhouse automatic fire sprinkler systems. An automatic residential fire sprinkler system shall be installed in townhouses. Exception: An automatic residential fire sprinkler system shall not be required when additions or alterations are made to existing townhouses that do not have an automatic residential fire sprinkler system installed.

Fireblocking – Building materials installed to resist the free passage of flame and gases to other areas of the building through concealed spaces. Used where the walls and ceilings do not require a rating. Firestopping- the sealing of materials used to seal gaps, holes, or voids within or between assemblies to regain the initial rating of the breached assemblies F Rating – the amount of time that a firestop system remains intact and does not permit the spread of fire and hot gases when tested in accordance with ASTM E 814 or UL 1479 Definitions

R Fireblocking materials. Except as provided in Section R302.11, Item 4, fireblocking shall consist of the following materials. 1. Two-inch (51 mm) nominal lumber. 2. Two thicknesses of 1-inch (25.4 mm) nominal lumber with broken lap joints. 3. One thickness of 23/32-inch (18.3 mm) wood structural panels with joints backed by 23/32-inch (18.3 mm) wood structural panels. 4. One thickness of 3/4-inch (19.1 mm) particleboard with joints backed by 3/4-inch (19.1 mm) particleboard. 5. One-half-inch (12.7 mm) gypsum board. 6. One-quarter-inch (6.4 mm) cement-based millboard. 7. Batts or blankets of mineral wool or glass fiber or other approved materials installed in such a manner as to be securely retained in place. 8. Cellulose insulation installed as tested for the specific application. R Fireblocking integrity. The integrity of all fireblocks shall be maintained

R Framing pre-inspection. The framing pre-inspection shall be conducted by a registered design professional or an ICC certified building inspector. The city approved Residential Framing Checklist shall be used. The city Residential Frame Checklist will require the signature and license or registration number of the person performing the inspection. The checklist will be provided as verification of compliance for all new construction.

ATTIC, HABITABLE. A finished or unfinished area, not considered a story, complying with all of the following requirements: 1. The occupiable floor area is at least 70 square feet (17 m2), in accordance with Section R304, 2. The occupiable floor area has a ceiling height in accordance with Section R305, and 3. The occupiable space is enclosed by the roof assembly above, knee walls (if applicable) on the sides and the floor-ceiling assembly below. ATTIC. The unfinished space between the ceiling assembly of the top story and the roof assembly.

R311.4 Vertical egress. Egress from habitable levels including habitable attics and basements not provided with an egress door in accordance with Section R311.2 shall be by a ramp in accordance with Section R311.8 or a stairway in accordance with Section R Section R310.1 requires that all habitable attics have an egress window finished or unfinished. Habitable Attics

R Attics. The thermal barrier specified in Section R316.4 is not required where all of the following apply: 1. Attic access is required by Section R The space is entered only for purposes of repairs or maintenance. 3. The foam plastic insulation is protected against ignition using one of the following ignition barrier materials: (3.1.) 1 1/2-inch-thick (38 mm) mineral fiber insulation; (3.2.) 1/4-inch-thick (6.4 mm) wood structural panels; (3.3.) 3/8-inch (9.5 mm) particleboard; (3.4.) 1/4-inch (6.4 mm) hardboard; (3.5.) 3/8-inch (9.5 mm) gypsum board; or (3.6.) Corrosion-resistant steel having a base metal thickness of inch (0.406 mm); (3.7.) 1 1/2-inch-thick (38 mm) cellulose insulation. Prescriptive Ignition Barrier Requirement for Foam Insulation or ICC – Evaluation Report

R Glazing adjacent doors. Glazing in an individual fixed or operable panel adjacent to a door where the nearest vertical edge of the glazing is within a 24-inch (610 mm) arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60 inches (1524 mm) above the floor or walking surface shall be considered a hazardous location. Exceptions: 1. Decorative glazing. 2. When there is an intervening wall or other permanent barrier between the door and the glazing. 3. Glazing in walls on the latch side of and perpendicular to the plane of the door in a closed position. 4. Where access through the door is to a closet or storage area 3 feet (914 mm) or less in depth. Glazing in this application shall comply with section R Glazing that is adjacent to the fixed panel of patio doors.

R Where required. Guards shall be located along open-sided walking surfaces, including stairs, ramps and landings, that are located more than 30 inches measured vertically to the floor or grade below at any point within 36 inches horizontally to the edge of the open side. Insect screening shall not be considered as a guard.

R Height. Required guards at open-sided walking surfaces, including stairs, porches, balconies or landings, shall be not less than 36 inches (914 mm) high measured vertically above the adjacent walking surface, adjacent fixed seating or the line connecting the leading edges of the treads.

R Opening protection. Openings from a private garage directly into a room used for sleeping purposes shall not be permitted. Other openings between the garage and residence shall be equipped with solid wood doors not less than 13/8 inches (35 mm) in thickness, solid or honeycomb- core steel doors not less than 13/8 inches (35 mm) thick, or 20-minute fire-rated doors, equipped with a self-closing device.

R105.2 Work exempt from permit. Permits shall not be required for the following. Exemption from permit requirements of this code shall not be deemed to grant authorization for any work to be done in any manner in violation of the provisions of this code or any other laws or ordinances of this jurisdiction. Building: 1. One-story detached accessory structures used as tool and storage sheds, playhouses and similar uses, provided the floor area does not exceed 200 square feet (18.58 m 2 ), does not create a habitable space and contains no plumbing and is not located within flood hazard areas. Decks not exceeding 200 square feet (18.58m2) in area, that are not more than 30 inches (762 mm) above grade at any point, are not attached to a dwelling and do not serve a door or located within a flood hazard area.

R Wallboard inspection. The wallboard inspection for new construction shall be conducted by a registered design professional or an ICC certified building inspector for other than new construction the wallboard inspection may be performed by a registered design professional or an ICC certified building inspector. The inspector must verify that wallboard fastened to walls and ceilings complies with the Residential Code.
