City of Sierra Vista 2015 Major code change Presentation Welcome and thank you for attending This presentation will cover Major IRC changes IBC & other code handouts Discussions for City Amendments -Make sure you receive a copy- Restrooms in the back Coffee Pizza

Let’s jump right in! Table 301.2(1) Wind design has changed from 90 to 115 for our region 97% of the country is now 115 mph wind category. This doesn’t effect much. Chapter 6 tables are basically the same Story Height The exception for wall bracing increases were taken out Other story heights changed to 11’ 7”

Table 302.1(1) Small changes to minimum fire separation distance Habitable rooms Took out 120 sq ft rule- “All habitable rooms shall have a floor area of not less than 70 sq ft” NEW C/O detectors –” Where a fuel burning appliance is located within a bedroom or it’s attached bathroom, a carbon monoxide detector shall be installed within the bedroom

NEW 324 Solar- brought in Fire Code requirements for accessible clearances on roofs- no change NEW 326 All pool and spa requirements are now in the International Pool & Spa Code footing tables and figures NEW figures with references Braced Walls (1)- use the 115 mph wind charts(from301.2(1)) very little change- formulas still the same- all prescriptive methods for BWL & BWP remain the same But be careful on the wall height 11’7” now for wind and seismic (301.3)

Simplified wall bracing This section now applies to our area- Exposure C The design must include all the criteria listed in Other methods not allowed- must meet all the requirements 1. No more than 3 stories 2. Floors not cantilevered more than 24” 3. 10’ Max wall height 4. 15’ Max eave-to-ridge height 5. ½” gyp board on interior 6. Exposure B or C (SV) 7. Seismic A, B (SV) or C 8. No cripple walls in the 3 rd story Circumscribed Rectangle- 60’ max per side (all encompassing) Min. Sheathing either 3/8 wood or ½ fiber board- NO mixing methods Bracing units- Exterior only, full height, no openings, no offsets 1. Full shear- minimum 3’ bracing unit 2. Intermittent shear- 4’ bracing unit no contributing length narrower than required Required number of BU- table Placement of BU’s 1. Less than 12’ from a wall corner 2. less than 20’ between BU’s 3. Walls 8’ and greater, no less than one BU Narrow panels methods for; - CS-G 50% of required BU (garage) - CS-PF 75% of required BU (Full shear) - ABW & PFH- 100% of required BU - PFG- 75% of required BU

Sections 606, 607, 608 &609 Organized into one section- 606 General Masonry Construction 802 tables All 802 tables have small changes to spans -Chapter 11- Energy Efficiency The amendment still applies for Energy Code requirements. The City is still on the 2006 Chapter 11Energy section of the IRC Condensate pump- when the pump fails, it shuts off the equipment it serves The amendment still remains- no screws in the dryer duct.

Chapter 23 Was Solar Energy Systems, now Solar Thermal Energy Systems Heat transfer liquids- no Ethylene Glycol in closed PV water heaters Again, no screws in the dryer duct Test of UG plumbing system- Entire system replace shall be internally examined Shower drain now specified as 1 ½”

2802 New thermostatic mixing valve for solar thermal Identification of Non potable water systems Sewer/water separation- 5’ if listed pipe is not used Table (2) took out asbestos 2910, 2911, 2912 & 2913 ALL NEW New non potable water, reuse, rainwater collection and reclaimed water usage requirements

Clean outs required 2.2- building sewers, c/o manholes 2.3- took out inside or outside 2.9- Clearance to obstructions for differing pipe sizes18” & 36” no concealed c/o New 3009 Subsurface landscaping irrigation Panel board indoor or outdoor Outdoor, nothing in the required space Most changes to chapter 36 & 39 Most changes are just adjusting to 2014 NEC

Conductive surface in a pool Updated from 2014 NEC IRC Appendix G- Deleted All pool regulations are now in the International Pool & Spa Code All the same regulations and amendments- save the electrical

Major local amendment changes IRC local amendment #4 At section 105.1, add section ; “Permit requirements based on size for accessory, detached structure sq. ft. – permit required; only plot plan required, no plans sq. ft.- - permit and construction plans required; foundation with minimum 8” turn down, 1- #4 cont., std AB’s, UFER. -Exception: In lieu of required foundation, an engineered anchoring system prepared by an Arizona Registered Design Professional may be used sq. ft. – permit and construction plans required; full foundation and UFER (All from City standards already in place) IBC local Amendment #17 At Section 708.1, insert number 6 to read: Walls separating tenant spaces. Except in existing buildings where the occupancy change does not increase the hazard level based on life and fire risk. IMC local amendment #8 At section 202, add the definition, “Warming Kitchen- A facility or portion thereof, for the utilization of domestic cooking appliances used to reheat precooked and/or pre-prepared meals. IMC local Amendment #10 At section , insert after the paragraph, “Exception- Domestic cooking appliances used in a “Warming Kitchen”. Domestic appliances must still meet the provisions of section 505.

This ends the major 2015 changes All other code changes have been compiled for you in your handout We thank you for coming in and helping us. Questions If you have any questions or suggestions for code amendment changes, now is the time.
