Background Dover District Council required to produce a Local Development Framework Means for deciding the type of future we want for the District Considers the period Statutory Plan used for taking town planning decisions and public and private sector investment decisions Comprehensive - covers social, economic and environmental issues - ‘Place Shaping’

Local Development Framework Core Strategy –Adopted on 24 February 2010 this is the principal document in the LDF. It contains the Council’s overall ambitions and priorities for the District and will be used to decide what the District should be like in –14,000 new homes with a target to complete a minimum of 10,100 homes by Site Allocations Document –The Site Allocations Document is in conformity with the Core Strategy. It is used to identify site specific allocations and designation in Dover, Deal, Sandwich and the rural area that will be required to deliver the vision set out in the Core Strategy.

Site Allocations Major developments in the towns but 1200 homes in rural areas First call for sites in 2008 produced 80 sites Further call in June 2010 increased to 120 sites Interim Consultation ends 23 Dec 2010 Consultation in November 2011 Adoption in December 2012

Site Allocation Consultation Key Question Are there any infrastructure issues (such as localised flooding issues) that the Council should take into account when it reaches the stage of assessing the individual merits of a site? Key Question Bearing in mind the role of each settlement, as set out in Policy CP1 of the adopted Core Strategy, what level of development do you think is appropriate for each settlement to 2026? Key Question Has the Council correctly identified the range of facilities and services that are available in the settlements?

Considerations Is the location suitable for development? Will it expand or distort the village confines? Could the village absorb the proposed homes? –Schools, Roads, Services, Transport, Work, Leisure, Health Is there good access? What would be the level of affordable housing? What would the impact on the landscape be? Would a lower number of homes be acceptable? If no development took place, would the village remain sustainable?
