Draft Phase 1: Develop Master Plan Board of Directors began the Master Planning process in 2002: -Evaluate current conditions & identify deferred maintenance items. -Survey member needs & wants. -Consider improvements & new amenities. -Develop Master Plan to address findings. -Obtain preliminary cost estimates

Draft Steps Taken by the Board Property surveyed Architectural firm (Noll & Tam) retained to prepare master plan for club facilities. Consultants retained to inspect facilities: – Structural, electrical, pool, water, sewer Membership Survey completed Preliminary cost estimates completed Survey of comparable clubs’ fees completed

Draft History of Capital Improvements 1960:Original land use permit approved. 1962:Pool & clubhouse constructed. 1966:Lower tennis courts constructed. Membership increased to :Upper tennis courts constructed. 1998:Lower parking lot re-paved. 2000:Pool, deck and under-deck plumbing refurbished.

Draft Facilities: Maintenance & Code Issues 1962 Club house: un-reinforced masonry + ADA, Building Code, & deterioration issues. Pool access and control problems Inadequate water service Inadequate power service Sewer line problems Pool mechanical system: inadequate flow & filtration

Draft Membership Input – Planning Survey Survey sent to all members (February, 2004) -41 families responded Major themes from responses: -Improvements desirable -Retain low-key, family orientation -Scenic vistas are key and new buildings should blend in with“Burton Valley” style

Draft Financing Issues Board believes remodel costs should be spread out over several years. Board not supportive of major current assessment to finance project. Club currently has $165,000 cash on hand. Club currently runs a $35,000-50,000 annual operating surplus.

Draft Financing Issues - Continued Possible Financing Sources: -Use annual operating surplus. -Raise dues. -Raise fees associated with swim and tennis team programs. -Make initiation fee payable to the Club. -Consider a moderate assessment.
