Older stock – liability or asset? Future resident appeal? If lettable now, will it remain so in 5 or 10 years time, as older people’s aspirations rise? What to do with the building? Re-model existing building? (but is this cost-effective?) Demolish and build new? (If so what should replace the old? Is the site big enough to achieve economies of scale and scheme viability?) Sell? Part of broad asset strategy? Are other sites more suitable for new housing for older people Is the existing sheltered suitable for other groups? (students, key workers?) Is the existing sheltered housing site better suited to new general needs housing?
