8.GENERAL REMARKS: 8.1CURRENT MARKET CONDITIONS: Interest rates have increased by 2 percentage points over the past few months which will have a negative influence on the property market in general. 8.2LOCALITY: The subject Land lies adjacent to the current Development Belt on Hendrik Potgieter Road and more towards the North Eastern Extension thereof. 8.3GENERAL: Once Development in this part of Hendrik Potgieter Extension has started, the values of Land will escalate to above average, as was proven alongside the rest of Hendrik Potgieter Road over the past few years. 9.SERVICES: The entire Portion of Land is NOT serviced with any electricity, water or sewer facilities.
