Geographical Area

Impact  Community uses our sidewalks for commuting and recreation, but they are unsafe at this time  Several accidents happened so far, but no law suits to date  Until sidewalks are repaired they are being marked with orange paint which makes it more visible (redone in June)

Examples along Cornell Rd

Project Financials  $15k spent on planning to date  Cost estimated at $225k in 2014  Needs to be updated – per Engr cost should remain in Ballpark, but would need to be revisited  Cost will increase if project is broken into multi-year project.  Additional Engr fee for project should scope of work change

Actions taken to date  Annual dues spending limited – 2103  Stopped spending on perimeter maintenance, and cut costs on all normal HOA activity  Special Assessment $230/home – 2014  Engineering firm contracted:  to scope the project (2014)  Create Request for Proposal and collect bids(2014)  Again in 2015 to ensure could still be complete  Special Assessment $550/home

Current Collection Status Homes total – No significant collections issues as of May 2015  $195k collected provides opportunity to start the project !!!  Unsure of status of Homeowner legal recourse if current board does not act.  Based on Previous legal advice, excess funds will not be refunded, but earmarked for similar scope of work (nature of special assessment)

Actions Planned  Assess Impact of City work – DONE!  Inform contractor and engineer to Plan for project – On Hold due to data gathering  Prioritize activity based on greatest risk areas / hopefully previous scope applies – DONE – previous scope applies  Begin Project- July 2015 – In Process – Risk due to delaying into the busy season  Contractors busiest season will be Aug/Sep
