CEDRE Dr. ImadHageChehade Jun. 7 th 2012

OUTLINE  Building history  Green buildings and their advantages  Why build Green ?  Green building certification  CEDRE  WHY CEDRE????

Buildings YESTERDAY  SHELTER from weather  General living space -to provide privacy -to store belongings -to comfortably live and work

Buildings TODAY  Stylish/ fashionable - Its all about Esthetics - How it looks

Buildings TOMORROW  GREEN BUILDINGS -Sustainability - human health, safety and comfort -Preserving the environment / Eco-friendly -Economical -Preserving natural resources -Positive energy

Advantages of Green buildings  Structure Design Efficiency ( Sustainable Design )  reduce consumption of natural resources, energy, water  Improve health and indoor environmental quality.  Operations and Maintenance Optimization  Waste, pollution and toxics reduction

Why Build Green????  Buildings are responsible for a significant proportion of the overall environmental impact

Energy consumption and CO 2 emissions from building Energy consumption for heating and hot water Kilowatt hour per square meter per year CO 2 emissions depending on the energy used for heating and hot water, for a 100 square meter dwelling Kilograms of carbon equivalent per year Sources: Cecile Martin, Atlas environnement du monde diplomatique 2007;La maison écologique,n 37,February-March 2007;Effinergie; Minergie; Passivhaus; Ademe 1-Average emissions output varies with the mean of production 2-Logged in managed forests and burned in a high efficiency stove Old structure built or rehabilitated before 1980 Modern structure built in compliance with the latest energy-efficient guidelines Passive house built in compliance with the German Passivhaus or Swiss Minergie P standard Old structure Modern structure Passive housing

Role of Green Building certification  To set the framework and the standards of construction of new buildings in order to  assess construction of new buildings  check if the sustainability goals are met.  To encourage, support and facilitate the growth of the green building industry.  To maximize both economic and environmental performance

CEDRE Construction Ecologique Et Durabilité Réglementaire Environnementale

CEDRE  RATING SYSTEM that represents the first step towards an official Lebanese reference  A guide that favours a ecological construction.  Inserts the targets to achieve in every element with the different phases of designing and execution

CEDRE  Targets the buildings that are going through either the designing or the construction phase  Takes into consideration several elements:  integrated design phase  the selection of the construction material  the amelioration of the health and comfort of the occupants  the integration of water, energy and waste management

CEDRE  Rating system based on a OMS  Based on the 14 targets defined by the association HQE CEDRE Tertiary (education, Public health, offices, etc) ; Residential or multi residential; Industriel ; Etc..

CEDRE  100 points can be assigned by the operation CEDRE (without the 5 bonus points for innovation)  3 levels of certification : > 50 points > 65 points > 80 points  There is mandatory points for levels and

History of CEDRE  Contract signed with CSTB – Certivéa (september 2009)  Agreement with association HQE  Creation of the first rating system CEDRE for new offices with technical assistance of CSTB and Certivéa (September 2010)  CEDRE for new offices was announced in France during the 7 Th meeting oh HQE (November 2010)  CEDRE Multi residential is ready  Ongoing CEDRE Industrial

Why CEDRE ???  Environmental management system for sustainable buildings: procedures to help the project owner to a proper implementation of this system.  Contains all the necessary recommendations in order to adequately conform to the requirements and achieve the different point attributed to each element.

Why CEDRE ???  Numeral studies performed:  search of the most important green building referential in the world  familiarize with the different targets of each referential  determine their advantages and constraints, and which ones can be adapted in Lebanon

Why CEDRE ????  identification of the most significant environmental indicators in Lebanon  Calculation of the maximum thresholds of these indicators  Recommendations to indicate the environmental measures that should be respected in order to minimize environmental impacts.

Why CEDRE ???  Integration of different international norms that can be adapted in Lebanon  Justified thresholds determined for  Sound emissions  CO 2 emissions  Water consumption  Thermal energy standards  OMS Operation Management System

OMS 1. Commitment of the Client  1.1 Level of the environmental quality of the building  1.2 Commitment of the operation 2. Commissioning  2.1 Planning of the operation  2.2 Responsibilities and authorities  2.3 Competence  2.4 Contracts  2.5 Communication  2.6 Document control

OMS 3. PILOT OPERATION  3.1 Surveillance and review  3.2 Evaluation of the Environmental Quality of the building  3.3 Corrections and corrective actions 4. Management Review
