VIRGINIA

The following applies to Virginia: Country Townships OBJECTIVES Objective 50: Development of an urban character outside the metropolitan urban area contained in country townships. Objective 51: Minimal conflict between township uses and uses located within the adjacent Horticulture Zone. There are several small townships within the rural areas. Objective 52: Promotion of infill development and orderly expansion in Angle Vale, One Tree Hill and Virginia townships. Objective 53: Maintenance of an open rural character surrounding Angle Vale, One Tree Hill and Virginia townships, by preventing indiscriminate land division and land uses which should be located in those townships. The communities of Angle Vale, One Tree Hill and Virginia have expressed a desire to retain the individual identities of their townships. In order to achieve this, tight controls will be needed on the rural outskirts to maintain and where necessary reinforce a sharp contrast between township and rural areas. Mallala Development Plan December 2008, pg 202. The [future urban] zone is designated to retain the status quo for farming activities until such time as required for expansion of the township. Accordingly, when demand is warranted to accommodate urban development and following more detailed engineering assessment of any flood potential, a Plan Amendment will be undertaken to amend policies. Investigations should consider how the zone should be developed, with particular regard to the zone's proximity to the Industry (Two Wells) Zone and the Commercial (Bulk Handling) Zone where extended operating times are likely to occur during the harvest season.
