Your role as the owner What to expect at the preconstruction meeting Dos and Dont during construction How to handle change orders

The Preconstruction Meeting Why do we have to do this? –The preconstruction meeting gives everyone involved a chance to sit down, discuss the specifics of the project and voice their concerns, so that all have a clear understanding of what is going to happen.

The Preconstruction Meeting Who will be there? –Your engineer - to run the meeting. –authority members –the contractor –the contractors subs –the testing lab –airport tenants that will be effected –NDA and/or FAA

The Preconstruction Meeting What will we talk about? –Roles and responsibilities of the main parties (Sponsor, Engineer, Contractor, NDA, FAA) –Scope –Schedule and coordination –Observation and testing –SAFETY!

Dos and Dont during construction Dos –Stay in the loop –Keep lines of communication open –Attend the meetings –Talk to your engineer –Keep an eye on your costs –Pay your bills promptly

Dos and Dont during construction Dos –Authorize someone to sign for the authority –Send in project costs –Set up a system and keep track of your paperwork.

Dos and Dont during construction Dont –Tell the contractor what to do –Sit on progress estimates or statements of cost –Ask the contractor to do little projects –Give up

Change Orders Why do we need a change order? –A change order revises the contract to establish quantities and unit costs for work that was not in the original contract

Change Orders What does a change order look like? –It describes the additional work. Many times this requires a drawing be part of the change order –It explains the reason for doing the additional work –It establishes the cost of doing the additional work –It revises the contract time

Change Orders What do we need to do to make sure we are reimbursed for this additional work? –Provide an unsigned copy for review –Provide an independent estimate of cost Needs to be within 10% –Get verbal approval –Under $10,000 NDA can approve –Over $10,000 requires FAA approval
