Current Floor Plan N

Marking C1 indicates that a load bearing steal beam is present at each end of the existing exterior wall which both need to stay in place however the wall removed

N Demolition Plan 1.Steel load bearing pillars at each end of current exterior wall will remain 2.Minimal demolition required Wall adjoining steel columns (1) will be demolished. All other components will simply be moved. The current timber privacy screens will be moved and replaced completely intact on the outer edge of the boundary line. Privacy screens will remain as agreed by the Body Corp to ensure that the exterior look and feel of the building is maintained. 3.The air-conditioning unit will be moved to the south side of the property to ensure access and the required ventilation to meet industry standards LEGEND Extent of demolition 1 2 3

N Extension Required - New Floor Plan 1.The current exterior wall adjoining the sliding doors and windows has a load bearing steal pillar on each end measuring 89 x 89 x5.0. Will retain the steel columns and remove the middle section of the wall 2.Existing sliding doors and windows will be reused. They will be moved 1.55m East (forwards) and 1.66m and south (down). 3.New all 1.66m to be built on far north end of extension (opposite side of balcony to where it currently is) 4.Air conditioning unit to be positioned in the same position but at the other end of the balcony 5.Privacy screens to remain to ensure exterior look of complex remains intact 6.New fixed window to be installed measuring 2.4h x 1.5w

Proposed Floor Plan (close-up view of dimensions from new exterior wall to property boundary) Existing wire mesh balcony fence Enough room between new exterior wall and the timber privacy screens to be able to open and close Drawn to scale horizontally ONLY. Vertical representation is to put it in context ONLY Room to ensure that privacy blinds do not bang against existing wire mesh fence X2 structural steel pillars to remain and wall to be removed

Privacy screens will be moved further out towards the current mess fence East side where extension is proposed – photo showing rendered wall already built right to boundary line. When driving down Little Nicholson St from the North the outside of the building will not look significantly different as all you currently see is the rendered wall Air conditioner unit will be placed in the same position but will be moved to the other end of the balcony

Pictures bottom left and right showing view from south side. New fixed window proposed to be installed upto where the priviacy screens currently are to continue the look and feel of the south side of the development. New fixed window will have the glass doors and windows already installed both in size and colour The current overhang from the 2 nd level is the same height as the existing interior roof so minor changes required. Proposal to remove soild brick wall and move existing glass sliding doors down where wall currently is. 1.66m solid wall to be build where air-conditioner unit currently is

Above – sliding doors from inside. Wall measuring 1.66m in picture to left will be moved to align with closed bind in picture above. Above – interior view looking south east. Wall to be removed. New corner 1.55m further forwards to be glass.
