Intelligent Building Ranking System Objectives TF1 Chair: Tom Lohner – TENG Solutions -To develop an evaluation and assessment protocol and a guide for integrated and intelligent building technologies. -To increase market penetrability and knowledge of intelligent building technology with building owners, operators, appraisers, designers and the real estate industry. -To demonstrate value and provide guidance to the large building sector. -To develop a Building Intelligence Quotient (BIQ).

BIQ - Next Steps BIQ Consortium selected through RFP. Cost $90,000. and BIQC expected to recoup expenses. Obtain CABA Board approval of a contract with BIQC. IIBC TF 1 evolves into Steering Committee and should include other Association reps, (ie. Appraisal Institute, BOMA International, IFMA, etc). BIQ prototype will be at Realcomm 2005 and CONNECT 2005 Workshop.

Life-Cycle Costs Analysis Tool History and Objectives TF3 Chair – Thom Keel – Ph.D. Student - Georgia Institute of Technology TF3 Chair – Thom Keel – Ph.D. Student - Georgia Institute of Technology   To develop a white paper on the “Life-Cycle Costs of Integrated - Open Standards Based Building Technologies” as compared to traditional stand-alone closed system buildings.  To create a parametric model for both new and renovated buildings.  To allow analyze of individual building operating/ maintenance costs & develop supporting documentation for each cost.  To lend credibility to final net present value (NPV) comparisons in buildings.

IIBC TF3 Progress White Paper generated – July 04. Survey Results – Dismal! Funding was Required to Move Forward. DOE Funding earmarked for TF3 Project. Reed Construction Data/RS Means Proposal!

REED / RS Means Proposal Summary Phase A - Technology Systems – Discovery and Cost Research (DOE funding). Phase B – Predictive Cost Models. –Create a Steering Committee; Three Levels of Integration. –Models to be Based on ‘CostWorks’. –$100,000 Cost w/ 50% Participation from REED / RS Means and 50% from industry. CABA – REED Technology Consortium. Develop tool, collect data, case studies. Promote and make accessible to building sector.

High Performance/Intelligent Building Demo Project Progress National Research Council - Building M-20 Selected as Demo Project Site. NRC and NRCan Funding Obtained for Phase 1 Study. Long term involvement with the NRC and the Institute for Research in Construction.

Demo Project Next Steps CABA Board approved TENG Solutions to complete Phase1. Study will develop scope and budget for Phase 2 and Phase 3. Phase 2 – Develop existing condition baselines; design and build integrated automation systems. Phase 3 - Monitor and record changes to baseline parameters and performance through NRC/IRC.
