Recent Construction of Supportive Housing and Energy Use David Rouge Director of Operations Division of Special Needs Housing Department of Housing Preservation and Development with Kay Moore Supportive Housing Conference June 9, 2011 NYC

Brief Overview Our goal is to assist sponsors in building and operating buildings in the most cost- effective manor: through high efficiency equipment and proper operations. We used energy scorecards produced by Bright Power Inc., an online database system for measuring energy use.

Survey of Supportive Housing Buildings 2011 We surveyed 25 buildings completed between 2006 and of the buildings were NYSERDA buildings 11 had high performance elements (i.e., high performance boilers, room heating controls, extra insulation in the roof or walls, etc.) 14 of 25 had individual metering of tenant apartments; in most of these cases, tenants paid for their own electric use (with utility allowances). This is a new development in supportive housing, a reaction to increasing use of individual room air conditioners.

Portfolio of Energy Use: High Performance Buildings

Portfolio of Energy Use: Conventional Buildings

Predicting Energy Usage A key factor in building design is a heat loss calculation: an effort to size the boiler just right for the building enveloped (a collaborate effort between heating engineer and architect). Consult your architect to interpret results. We will send copies of the buildings surveyed to their owners/managers to permit them to discuss results with architect.

Conclusions High performance equipment DOES make a difference in the energy usage of newly constructed buildings. Maintenance and operations CAN effect the outcome of the building score. Talk to your architect, check your targets, and look to your operations.

Thank You We will need some help interpreting the results. If you send me a request, I will forward your individual scorecard, and together with your architect, let’s figure out what results your building should attain, and how you can maintain or improve your performance. My contact information:
