Tri-Gem Energy Group, Ltd. Beyond Traditional Approaches Energy Solutions Providing Innovative Solutions for all your energy needs

What is Energy Performance Solutions The Energy Performance Solutions (EPS) describes a holistic individualized assessment and approach to a clients energy management concerns, employing a series of synergistically designed programs including energy-reduction technology using both mechanical and electronic operation, encompassing all areas of energy consumption. The approach involves custom- designing energy-efficient solutions for each facility based on the unique needs of that facility.

Potential Applications Any facility that requires heating and cooling and has total energy bills greater than $20,000 a month Hospitals Ü Hotels Ü Commercial Buildings Ü Hospitals Ü Shopping Malls Ü Manufacturing Plants Ü Prisons

Load Reduction Opportunities Heating, Cooling, and Electrical Loads  Reduce Internal Loads to enable smaller sized equipment - new or retrofitted  Building Envelope Considerations  Ventilation Rates - Minimum Amount  Office / Operational Equipment  Lighting- T8 Savings + 15% cooling savings

Opportunities Equipment Replacement Boiler-Fuel Economizer Microprocessor Control Chiller Replacement Tower Optimization Water/Sewer Cost Reduction Chilled Water Flow Control Free Cooling Free Reheat Chiller Optimization Boiler Optimization Pump Optimization Primary Pump Bypass Cross-Connect Chilled Water Plants Improved OA Control Air Side Control Utility Bill Auditing Lightening Efficiencies

 Increased Building Operating Costs Driving Forces:  Rising Costs of Doing Business  Maintain Competitive Advantage  Environmental Concerns Opportunity to:  Upgrade Facilities  Contribute to Cost Reduction  Be an Environmental Leader Building Healthier Communities

Savings are Insured and Guaranteed Proposed energy savings generated by EPS can be insured by one of the world’s largest commercial/industrial insurance companies Using the industry-standard FASER software, savings are verified regularly in accordance with the North American Energy Measurement and Verification Protocol

Financing CLIENT WILL NOT BE REQUIRED TO MAKE ANY CAPITAL INVESTMENT AND IN MANY CASES MAY RECEIVE POSITIVE CASH FLOW Total cost of the EPS Program is leased to the facility owner over a fixed period of time. 100% of the cost of the EPS Program and installation can be financed through a number of financing partners in such a way that monthly lease payments can be less than the average monthly savings.

Project Development Client completes a pre-engineering survey and provides utility bills and mechanical schedule sheets and diagrams Based on this information, Trigem engineers do a preliminary load analysis of the facility using proprietary load profiling methods.

Engineering Scoping Assessment Report A preliminary EPS Report detailing the scope of the project, accurate savings projection, project cost, program benefits, etc. is then presented to the client.

Project Development - PSA Client is presented with a EPS Professional Services Agreement (“PSA”) indicating minimum savings and maximum payback period The PSA provides that if specific parameters are met in the final proposal the client has the option of going to contract within 90 days or to pay a pre- determined engineering fee if client chooses not to proceed with the project Customer signs PSA

Project Development-Design Professionals possessing specific competencies as applicable based on analysis of client’s facilities perform an in-depth investment- grade energy audit of the facility. Extensive interviews are conducted with the client’s engineering staff. Based on audit data, interviews and utility bill information, EPS sets up computer model of facility. Client input is taken seriously and every effort is made to accommodate specific needs into design.

Project Development Load Profile and Savings Projections An in-depth load profile of facility at various ambient conditions is calculated. EPS accurately projects savings throughout the year. EPS is then able to reduce the total building heating and cooling loads and in some cases even downsize HVAC equipment.

Project Development Final Proposal Senior Energy Advisors present client with full detailed proposal indicating the percentage of savings and project costs.

Project Development: Contracting and Financing Client enters into agreement with EPS Agrees to implement energy conservation program based on the proposal. Trigem may arrange financing. If financing is arranged, there is no capital outlay on the part of client. Program pays for itself from energy savings generated! IRR is infinite!

Project Implementation Energy Conservation measurable designed, managed and implemented throughout the project from start to finish. Client does not experience any business interruption.

Maintenance and Impact Reports EPS will furnish periodic reports detailing energy savings realized and how it relates to savings projections.

The EPS Performance Solutions Advantages Custom Design-- for cost effectiveness Turnkey Service--including financing Guaranteed and Insured “No-Risk” Savings Reliable, No-Compromise Performance--even in critical environments such as hospitals Attractive Financing Potential Positive Cash Flow Accurate Analysis--tracked with FASER software Speed--with no business interruptions Extended equipment guarantees Monitoring

Pre qualify potential client by asking questions to determine what client needs are and to determine the proper solutions based on their need. Usually involves an initial meeting and/or phone conference and preparation of a one page quick-view application by the client. If client has interest then Tri-Gem will request current utility bills (12 months) and either have client complete an initial survey.
